Vidal/Wettenstein and RHYS Commercial co-broke $1.225 million sale

Bliss Pest Protection Services, LLC has acquired a property at 185 East Ave. The building will be used for corporate and sales offices for the company. The building is 5,600 s/f and sold for $1.225 million or $218.75 per s/f. The seller, Gemini Partners had maintained the property as an investment and decided to liquidate the asset prior to the increase in capital gains took effect. Bliss, which is family-owned, has been providing pest control to homeowners and businesses in Connecticut and Westchester N.Y. since 1882. According to Adin Martin on behalf of the owners and employees of Bliss, "They are excited about consolidating the Manhattan and Greenwich offices to move as one into the Norwalk community." Bruce Wettenstein, SIOR of Vidal/Wettenstein was the listing broker, and Christian Bangert of RHYS Commercial represented the purchaser. Counsel for the seller was Brian Rosenfeld, Esq, of Norwalk and for the purchaser, John Bove, Esq, also of Norwalk.
