Vantage Builders completes cannabis dispensary for Prime Alternative Treatment Centers in Chichester, NH

Chichester, NH According to Vantage Builders, Inc., a commercial contractor specializing in pre-construction, construction management and design-build services, its Cannabis Construction Practice has completed a 4,000 s/f renovation project for Prime Alternative Treatment Centers (Prime ATC), creating the company’s newest therapeutic cannabis dispensary.

“Working with a construction firm that has direct experience in the cannabis market makes the build-out go much more smoothly,” said Keenan Blum, president and CEO at Prime ATC. “The Vantage team has a great understanding of our business, our approach to growing and our patient focus, and that absolutely came through in their ability to deliver a dispensary that precisely meets our vision for the location.”

The dispensary, located at 349 Dover Rd., marks the second project that Vantage has completed for Prime ATC, in addition to its work on Prime’s cultivation facility in Peterborough, N.H. The dispensary features a reception area, product displays, point of sales areas, several offices and storage space. Formerly a car dealership, the building required significant demolition to ready the space for its new life as a cannabis dispensary. Existing floors and ceilings were removed and three 14’ x 10’ garage doors were infilled.

The dispensary area has a high-end, yet rustic feel that makes Prime’s patients feel welcome. A wall with inset wood pieces creates an eye-catching design element. Vantage built a clerestory along the dispensary area, featuring plentiful windows that allow abundant natural light, establishing an open atmosphere. The natural light is complemented by high-end light fixtures.

Black acoustic ceiling tiles were installed in the dispensary area and the buildout features new tongue-and-groove LVT flooring throughout. The dispensary includes separate drive-through and walk-up windows, for ease of convenience for Prime ATC’s patients. An existing bathroom and kitchenette area were repurposed to create space for Prime ATC’s new vault.

The project involved significant mechanical work, including new electrical distribution throughout, plumbing, and HVAC with a split system for the dispensary area, as well as significant repairs to the existing boilers. The project also involved exterior work, including a new sidewalk, permanent handicap railing and line striping to help direct traffic and pedestrian flow.

The project team included Blue Anchor Design.

“During Vantage Builders’ two decades in business, we have worked on many retail projects,” said John Connor, principal, Vantage Builders. “The retail areas we’re building for cannabis dispensaries are easily among the best designed, most beautiful and customer experience-focused that we’ve been involved in.”

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
