Tobin and Hardings of Lila Delman Compass sell 1776 Corn Neck Rd. for $7.71 million

Block Island, RI Lila Delman Compass negotiated the sale of 1776 Corn Neck Rd. for $7.71 million. Rosemary Tobin, sales associate of Lila Delman Compass’ New Shoreham office, represented the seller and Dan and Nicole Harding of the Narragansett office represented the buyer.

The contemporary home is on 7.62 acres and has 7,833 total s/f of living space. The property is comprised of a main house, barn, a two-bedroom guest cottage, and a pool house. Beyond the pool’s stone wall lies an open, conserved lot leading to the East Side beaches via the Clay Head Trail. The home blends indoor and outdoor living and offers views of the island.

“Leaving this cherished home on Block Island, which the sellers built with their heart and soul, was bittersweet for them,” said Tobin. “This home will be enjoyed by the buyers, and a new family will grow to cherish their time on the Island, creating their own memories and traditions in this exceptional residence.”

According to Dan Harding, “It was beyond a pleasure to work with such a wonderful family who will enjoy this spectacular property for years to come. I am honored to have been a part of this significant sale.”

According to data maintained by the Rhode Island Statewide MLS, this transaction marks the highest sale to ever take place on Block Island.*

Tobin has participated in five of Block Island’s 11 sales year-to-date, and has been the top producing agent on Block Island each year since 2018*. Collectively, the Hardings rank as the top selling agents in Narragansett, based on 2023 transaction volume. Additionally, the Hardings recently represented the seller in South Kingstown’s highest sale, YTD and participated in the highest single-family home sale in Narragansett in 2023**, as well as the highest condo sale in Narragansett’s history.*
