The Procopio Companies hits construction
milestone on The Beck

Haverhill, MA The Procopio Companies (Procopio), a vertically integrated real estate development firm, has hit a major construction milestone for The Beck. The 290-unit, mixed-use project is now weather-tight.

The five-story, transit-oriented development, situated adjacent to the Bradford MBTA commuter rail station, is now proceeding with interior fit-out and façade finalization. The weather-tight status comes as other substantial development milestones take place, including the start of construction on the new 1.4-acre public waterfront park, and the implementation of roadway improvements as a part of a $1.95 million MassWorks grant.

“This milestone moves us one step closer to delivering much-needed housing to the Greater Boston market,” said David Roache, vice president of development at Procopio. “As one of the largest multifamily developments under construction in Massachusetts, situated in a prime location next to an MBTA commuter rail station, The Beck will deliver on the housing production priorities outlined by governor Healey’s administration.”

The Beck will include 6,000 s/f of retail and restaurant space in addition to the development’s 290 studio, one- and two-bedroom apartments. Located with views of the Merrimack River, amenities will include a fitness center, sports lounge, and outdoor space with a pool, fire pit, patio, and barbecue area. The building will also feature bike storage, as the donated public park will lead to a riverfront multi-use path along the rear of the site. The park includes a playground, splashpad, dog park, and green space. With the implementation of the Elm St. improvements, bicyclists will have new accommodations including bike lanes on Laurel and Elm that will lead to commuter routes and the riverfront Bradford Rail Trail.

The development was designed by architecture firm CUBE3, with Bohler as engineer and Dellbrook|JKS as the general contractor. The Beck is scheduled for completion in spring 2025.

When it comes to corporate interior spaces for both commercial and industrial projects, partnering with a design-build firm with in-house interior design services can offer clients many benefits. Unlike traditional delivery methods where interior designers operate independently from the design and construction teams, often creating a longer project timeline as cost negotiations and revisions ensue

State legislature ends session without passing PLA bill - by Joe Camilo

Massachusetts taxpayers dodged a bullet when the state Senate didn’t take up legislation passed by the House in the waning moments of the legislative session that would have made it easier for municipalities and state agencies to use union-only project labor agreements (PLAs) on construction projects.

Ask the Electrician: How do I prepare my commercial building for a disaster?

New England’s notorious weather – from fierce winter storms to summer squalls and fall hurricanes – can leave businesses in the dark. While power outages are often blamed on storms, they can also be caused by unforeseen events like accidents or construction mishaps. While it’s impossible to prevent disasters and power outages entirely, proactive preparation can significantly minimize their impact on your commercial building.
