Sebago Technics offers quality land development and engineering expertise you can build on

Sebago Technics has been providing engineering expertise throughout New England for over 25 years. While time creates change, one thing that time has not changed is Sebago Technics' commitment to client satisfaction by providing quality land development and engineering services. How is this accomplished? Through the efforts of the entire Sebago Technics team listening to the needs of a client, and based on those needs, identifying the most efficient path to project completion for every project. None of this would have been possible if it were not for the vision of one individual, who determined that every client be treated with a high level of respect and commitment. When Walter Stinson, P.E. decided to open the doors in 1981 the goal was "To have each Sebago employee commit to the client's project as if it were their own". From that vision, what started as a small civil engineering/land surveying business, has grown into Maine's premier multi-discipline, site development firm. Sebago Technics' clients include developers, contractors, architects, private businesses, and the public sector. Unlike many other firms in the New England area, Sebago Technics' comprehensive list of professional services can take a project from start to finish. Those services include civil/site engineering, transportation and traffic engineering, environmental engineering, geotechnical engineering, artificial turf impact testing, land surveying, GIS design and implementation, landscape architecture, natural resources, regulatory permitting, and land planning. With over 25 years of experience working in the New England area, Sebago Technics' staff members have developed an in-depth knowledge of regional conditions and have fostered strong working relationships with decision makers at all levels. Clients know they can rely on Sebago Technics to guide their projects through the design, permitting, and construction phases, whether it be traditional design/bid or design/build projects. "We are intimately familiar with local issues and geographic, environmental, political and regulatory climates in different parts of each state," said Steve Sawyer, vice president of transportation engineering. What also sets Sebago Technics apart from other firms is its innovative team-based approach to project delivery. Small, integrated, multi-disciplinary teams work together on a continuing basis. Each team is led by a senior design professional. Will Conway, vice president of landscape architecture and team leaders said "Accountability can get diffused in multi-disciplinary engineering firms with separate departments working on different pieces of a project. At Sebago Technics, our team-based approach ensures accountability, control, and good communication. While Sebago Technics is definitely a multi-disciplinary environment, each team member feels responsible for delivery of the completed project. It's a more focused, productive way to work. Projects benefit from our team-based philosophy and our clients appreciate that." The team approach plays a big part in Sebago Technics' success. From project concept to completion, team members work side by side. Constant contact generates communication among disciplines, which in turn integrates all technical facets of the job, fosters collaboration and creative problem solving, saves project time and money, and instills client confidence. Our team based approach and client focus has provided Sebago Technics with an exceptional record of client satisfaction. Sebago Technics enjoys many long-term relationships with clients, including L.L. Bean, Inc., with whom Sebago Technics has worked steadily since 1992. To promote their Outdoor Discovery Program, L.L. Bean chose Sebago Technics to design the site for a major expansion of their flagship store in Freeport. Sebago Technics also created a naturalistic Maine landscape that serves as the new entryway. The expansive entry plaza doubles as a location for the display and demonstration of products. Another L.L. Bean project involved the completion of the company's distribution facilities and Order Fulfillment Center at its Desert Rd. Campus. The full build-out of the site includes 1.2 million s/f of building area. The project is a model of environmentally sensitive engineering design. The stormwater runoff treatment systems were designed to meet stringent design guidelines set forth by the State of Maine Department of Environmental Protection and the Casco Bay Estuary Project, removing pollution from the site using an innovative series of drainage structures, wet treatment ponds, and native plant materials. The site master plan also includes an extensive nature trail network. Recently Sebago Technics provided professional services on the L.L. Bean Data Center. Due to the complex nature of the project the building design and site planning went through rigorous scrutiny and design considerations. The Data Center is a LEED Silver Certification project and employs many "green" site and building amenities. Nancy St. Clair, team leader and senior project manager, said "Our approach to our is simple. The success of our customers determines our success. Our team-based organizational structure and expanded compliment of in-house services is all directed toward achieving this goal"

Residential is here to untie the office space doom loop - by Thomas House

The glut of unused (and to the owners, undervalued) office space because of the advent of work from home is in the process of becoming homes themselves. Though this is an officially supported trend in Boston and other northeast locations, the conversion

Interest rates and inflation - by Matthew Bacon

As we all know, interest rates have been changing drastically, with movement in both directions, depending on the type and term of financing.
