Northstar Props. nears completion of 2 year revitalization for 177,000 s/f Stateline Plaza

Stateline Plaza is entering the final phase of a 2 year revitalization project now that the former CVS space has been demolished and construction of a red brick end-cap building with a clock tower containing smaller tenant spaces has commenced. Stateline Plaza is a 177,000 s/f shopping center on an 18+ acre site in Plaistow, N.H. and Haverhill, Mass. It is located on the main retailing corridor that serves these border communities, with signalized access from both Rtes. 125 and 121. In addition to CVS opening in their new store last March and the new Shaw's supermarket, which opened last fall, the center has undergone a major transformation which includes new façades, parking areas, site drives, lighting, landscaping, signage and traffic flow enhancements which provide improved access. The renovations have resulted in an increasingly popular destination for area shoppers. Major tenants consist of Shaw's, CVS and T. J. Maxx. A fourth anchor tenant space is available. Ray Kenney of Strategic Retail Advisors is the leasing agent. Northstar Properties is a full-service development and property management company which owns, holds interest in or manages retail properties in the northeast. Together with Jen Viarengo of Appledore Engineering, Marjorie Hession and her team at Northstar Props. worked closely with town of Plaistow and city of Haverhill officials to improve the center and provide a customer-friendly, convenient shopping experience. "The redevelopment of the Stateline Plaza in Plaistow and Haverhill has resulted in the beautification of a major commercial site that was aging and in desperate need of upgrade. Sitting at the gateway to the community, the Plaza's revitalization has enhanced both aesthetics and safety for customers crossing the state border. Plaistow officials feel that this project serves as an excellent example of public/private and multi-state collaboration to effectively redevelop a commercial site." said Leigh Komornick, town planner and Jason Hoch, interim town administrator of Plaistow. There are a variety of spaces currently available for lease ranging in size from 27,000 to 1,500 s/f in Plaistow and 3,000 to 2,500 s/f in Haverhill.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
