July 2023 CIBOR president’s message: - by Matthew Bacon

Matthew Bacon

Summer is here and in full swing! As we enjoy the beauty and many resources that NH has to offer, especially at this time of year, many of us gather for an annual tradition to build and foster relationships, recognize achievements, and just have some fun at our annual summer kick-off – the NHCIBOR annual BBQ and ROTY/AOTY presentation.

This year, we received nominations for an excellent pool of candidates for Realtor of the Year, including one who received two different stellar nominations. The nominees were Chris Norwood (x2), Ethan Ash, Chris Pascucci, and Nick Gray.

After deliberation by the selection committee, it was decided that the 2023 Realtor of the Year award would be conferred upon Chris Norwood of NAI Norwood Group. Chris’ dedication, selflessness, collaboration, and professionalism have stood out in our industry for decades, and it is a privilege to call him an industry colleague. While it would take too long to list all of the service and accomplishments that should be noted about Chris, it is perhaps key to note that he is the chair of the Public Policy Committee at NHAR, representing and protecting both CIBOR and the public’s interests to the best of his ability.

Chris tirelessly ensures that legislative initiatives are reviewed and acted on, often with his own testimony at the state level, advocating for the rights of all constituents and property owners in the state, as well as our industry. On top of being a dedicated father, chair of the board at NH Housing Finance Authority, and managing broker of his firm, he still makes time to help in several other community and charitable initiatives. Thank you so much for your service Chris, your track record of balancing commitments with service is an inspiration!

Our board also receives a great deal of strength from our affiliate members, and have many hands and minds making light work of some big things our board does every year through the various committees and initiatives. Affiliates can and do serve on the board, committees, and simply say “how can I help?” on a regular basis. Two of those stand-outs were nominated for 2023 Affiliate of the Year recognition, with one having received the award very recently – David Silva, and Scott Kingsley (recipient in 2020). While both are very deserving of this award, the selection committee chose David Silva of St. Mary’s Bank as the recipient.

As a regular attendee and sponsor for both the Statewide and Seacoast Marketing meetings, and sponsor for the summer mixer, Dave continually makes his services available to all CIBOR members to offer creative solutions when financing deals in our region. He is a dedicated member and leader in service to the organization and community. We look forward to having David in an even larger leadership role, as noted by a current board member for one of the reasons he deserves this award – “Dave is always willing to jump in and lend a helping hand to advance our organization, not just with words, but with actions.” Congratulations, and thank you David!

Also at the Annual BBQ event, we recognize the Realtor’s Honor Society members for their work and service in both the association and the community. This year, as with many past, Gerry O’Connell received admittance into the 2023 Realtor’s Honor Society. Congratulations Gerry, and thank you for being a dedicated mentor in our community!

Matthew Bacon is the 2023 president of the N.H. Commercial Investment Board of Realtors, Bedford and is senior advisor at Anagnost Realty & Development, Manchester, N.H.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.

The industrial markets have never been stronger. What has happened is that the build out of Devens with new high-tech biotech manufacturing with housing to service these buildings serves as the connector required to really make the I-495 West market sizzle. Worcester has been the beneficiary
