Diversified Project Management and Spagnolo Gisness & Associates, Inc. complete project for AspenTech

Diversified Project Management (DPM), an owner's representative firm, and Spagnolo Gisness & Associates, Inc. (SG&A), a full-service architectural, interior design and environmental graphics firm, have delivered the new facility to AspenTech, one of the world's leading suppliers of software that optimizes process manufacturing. As part of their phase 1 move plan, AspenTech relocated its headquarters from 75,000 s/f on Wheeler Rd. in Burlington to 105,487 s/f across buildings 20 and 28 on Crosby Dr. in Bedford. The second phase of the relocation, which includes the relocation of 41,000 s/f of people and assets from Nashua, NH into 36,799 s/f at building 22 on Crosby Dr., is slated for completion on February 1, 2015. Project executive Denise Booras and project manager Kim Dustin led the DPM team in providing AspenTech with comprehensive project management services including lease review, pre-construction & construction administration, furniture, fixtures & equipment coordination (FF&E), and move planning. The project was completed as the result of a team effort. Cassidy Turley served as the real estate broker in the transaction. National Development was the building owner. CBRE represented the landlord. Erland Construction was the general contractor. SG&A's integrated design team repositioned the buildings on Crosby Dr. by redesigning the facade and entry sequence as well as refreshing the workplace. A new contemporary expression of metal panel and glass reflects the high tech nature of AspenTech's business and opens up the existing entryways. The office space features a number of amenities including a customer briefing center and several employee "hub" areas. These spaces serve employees as well as visitors from around the world with a variety of meeting spaces, training support, flexible technology solutions and custom graphics. "Our vision was to create a headquarters that would support employee collaboration and enable us to deliver an optimal customer experience well into the future," said Kathy Keeffe, vice president of finance operations at AspenTech. "SGA captured that vision and with DPM's leadership, our goals were realized and we look forward to many years of success in our new, innovative space." DPM is an independent owner's representative consulting company that specializes in programming, pre-construction, project management, construction administration, FF&E coordination and move-planning services for corporate, academic, healthcare, manufacturing and biotech clients' construction, renovation and relocation projects. Spagnolo Gisness & Associates, Inc. (SG&A) is a full-service architectural, interior design and environmental graphics firm founded in 1991 by Al Spagnolo, Bill Gisness and Jeff Tompkins. A leader in Boston and New York architecture and design, SG&A is built around a strong design culture that engages clients in each stage of the design process. SG&A’s clients include life-science, technology, advertising, media and information companies, as well as higher-education institutions.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
