Londonderry, NH Dellbrook | JK Scanlan is nearing completion of All American Assisted Living at Londonderry, a new 58,000 s/f building containing 58 apartments, designed for residents aged 55 and older. Hired in 2015 by Kaplan Development Group, LLC, which operates 15 senior living centers in seven states, Dellbrook | JK Scanlan kicked off the project in July 2015 and has now moved into the “finish stage” in certain areas of the community. This includes installing exterior siding and landscaping on the exterior and installing flooring and finishes in the first set of units.

Andrew Baker, project executive at Dellbrook | JK Scanlan, said, “We were hired by Kaplan based on our track record and the trust we’ve built with them. Before All American, we partnered with Kaplan on five other independent and assisted living projects in various states. We have recently been awarded another All American Assisted Living project in Wareham, MA which is scheduled to break ground in April.”

Dellbrook | JK Scanlan successfully adhered to an aggressive 11-month project timeline and is expected to reach its target completion date of late May. The next milestone for the construction team is to complete three model units for public showing and use by the owner’s sales team later in March.

All American meets a growing need for senior living in the southern New Hampshire area and was designed with a new lifestyle concept.

Built with a light gauge metal framing system, All American is designed in traditional New England style and offers residents a range of amenities, including an on-site restaurant, a beauty salon, computer center, an arts and crafts room, and more. It is expected that the community’s first residents will move in at the beginning of June.

“This new community takes a very compassionate approach,” said Baker. “The vast majority of the units include two bedrooms and are designed to allow couples to remain together should one spouse eventually require more extensive medical attention.”

Dellbrook | JK Scanlan provides a full range of construction services to both the public and private sectors. The hallmarks of its business include thorough management, in-depth knowledge of market sectors, close relationships with premier subcontractors and suppliers, and state-of-the-art project management and accounting. Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
