Davis Marcus Partners pre-leases 57,000 s/f to Louis Dreyfus Corporation

Davis Marcus Partners has pre-leased 57,000 s/f to Louis Dreyfus Corporation for the entire top floor of 40 Danbury Rd. at Wilton Corporate Park. "This has been an exciting process since we started construction in June 2007. This lease is indicative of the strong activity we've been experiencing and the endorsement we have received from the corporate community. Construction has been proceeding on schedule and the steel is going up. Dramatic changes are occurring every day at the property now," said David Fiore, senior vice president for Davis Marcus Partners. "It is very satisfying to have successfully gone through the process we just completed with the very strong team at Louis Dreyfus." Louis Dreyfus is presently located at 20 Westport Rd. and plans to move into their new space on completion of construction in June 2008. Jim Fleming of Louis Dreyfus Corporation said, "40 Danbury Rd. will make a great office location for our commodity trading group. It is in close proximity of our current location and is of a high quality standard we feel is needed to attract and retain our key people" Wilton Corporate Park is a four-building office park, comprised of two existing fully leased premier properties at 50 and 64 Danbury Rd. and two sites under construction at 40 and 60 Danbury Rd. 50 and 64 Danbury Rd. total approximately 265,000 s/f and are leased to a blue chip tenant roster including AIG Financial Products, Ryan Partnership and Connolly Consulting. Development currently underway includes construction of the new 162,500 s/f, Class A office building, 40 Danbury Rd., on track for occupancy in June 2008, and the 82,000 s/f Class A office building, 60 Danbury Rd., scheduled to be completed in November 2008. 40 Danbury Rd.'s design features a cast stone exterior, double-height atrium lobby, large floor sizes, six corner offices on each floor, and popular corporate amenities that include on-site dining, advanced conferencing facilities and the convenience of garage parking. Albert B. Ashforth, Inc. of Stamford is the leasing agent for Wilton Corporate Park, and is represented by Jeffrey Gage and Edward Tonnessen. Thomas Pajolek of CBRE represented Louis Dreyfus Corporation.
