Branton of KeyPoint negotiates 9,200 s/f lease at Treble Cove Plaza

Billerica, MA KeyPoint Partners retail leasing team has negotiated a deal with Lowell General Hospital that will bring a Circle Health Urgent Care facility to Treble Cove Plaza. Senior associate Michael Branton negotiated the transaction on behalf of the landlord, according to Robert Lemons, managing partner of the firm.

Circle Health Urgent Care, along with a Lowell General Hospital Patient Service Center offering lab draws, x-ray, and EKG, and a Primary Care Practice will occupy 9,200 s/f at the plaza, including space formerly occupied by Dante Confections. The space will be expanded by 6,400 s/f and reconfigured to accommodate Circle Health’s needs. The facility will open this fall.

“It was a real collaborative effort among our leasing, property management, and construction teams, working with the landlord, to bring this high quality tenant to Treble Cove Plaza,” said Branton. “We believe this will be a superior location for Circle Health, and their presence will certainly benefit the overall Billerica community and the shopping center.”

Circle Health represents the combined efforts of Lowell General Hospital, more than 600 primary and specialty physicians, and several other local care providers to connect care and services for patients across Greater Lowell. Circle Health Urgent Care offers convenient, walk-in care and expanded capabilities for treating non-life-threatening illnesses or injuries at a lower cost than an emergency room visit.

Treble Cove Plaza is located on Rtes. 3A (Boston Rd.) and 129, at Treble Cove Rd. The plaza is anchored by Market Basket. Other major tenants include Joann, The Paper Store, Starbucks, Sally Beauty and SuperCuts.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
