Truesdale of Cummings Properties handles 5,000 s/f lease to iCorps

Woburn, MA iCorps Technologies is moving its corporate headquarters from Schrafft’s Center in Boston to a 5,000 s/f space at TradeCenter 128. The IT consulting firm is expected to occupy its new offices at the Cummings Properties managed campus in March.

“This is a very exciting time for iCorps—one that will enable us to expand client services, invest in our staff, and expand our presence across the Northeast,” said Michael Hadley, iCorps CEO and co-founder. “We are grateful to have a strategic partner in Cummings Properties, and look forward to future collaborations.”

Cummings Properties leasing director Mike Truesdale worked with Cynthia Carney, owner of Carney & Company, LLC, on the transaction.

“iCorps is one of many tech firms realizing the increased value to be found in the northern suburbs,” said Truesdale. “At TradeCenter 128, businesses can enjoy a well-appointed suite of offices—with modern finishes, free covered parking, and on-site amenities—at a fraction of what they would pay to lease space in Boston proper.”

iCorps was also attracted to Cummings’ in-house design and construction capabilities, according to Truesdale. A build-out of the new offices is currently underway.

The landmark TradeCenter 128 campus directly fronts I-95 and is one mile from the I-93 interchange.

Other IT firms that lease space at this property include Triverus Consulting, Webster Consulting Group, Techlogix, and RWH Consulting Group.

TradeCenter 128 offers first-class fully built out space for a wide range of commercial uses, including corporate offices, laboratories, healthcare facilities, retail storefronts, and executive suites. The campus features numerous amenities, including Dunkin’ Donuts, Strega Prime Italian Steakhouse, Big Sky Bread Café, a day care center, dry cleaner, and multiple banks and fitness services.

Founded in 1994, iCorps provides cloud migration, IT support and consulting, and managed services. In addition to its Massachusetts headquarters, the company has locations in New York, Pennsylvania, South Carolina, and Michigan.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
