The Manzo Company signs two leases totaling 9,600 s/f at Walpole Station Business Center

Walpole, MA Michael Manzo, partner at The Manzo Company, completed a 4,000 s/f  medical office and associated use space located within Buildings E at 55/85 West St., at Walpole Station Business Center. The leases was signed with Anchor Medical Group and Wellness Center, PC. The property is owned and managed by The Manzo Company, Tambone Investment Group and Old Hill Partners.

Manzo said, “Dr. Pearsall brings an exciting new integrative medical practice to our complex that will be a great addition to downtown Walpole and the surrounding region.”

Also 5,600 s/f of office space was leased within Buildings F at 55 West St. to OrionCKB. Petrina Floody of Keller Williams Realty, Westwood, represented the tenant.

Manzo said, “OrionCKB brings a young and fast growing technology company to the WSBC. We’re excited by the company’s future and its new tenancy with us.”

Walpole Station Business Center is a mixed-use property comprising approximately 315,000 s/f situated near the town center. Uses include office, light industrial, retail and storage. The property was originally built in 1897 and expanded in 1951 with ongoing various improvements and renovations. The complex is comprised of six interconnected multi-story buildings, and 285 parking spaces that are made available on a daily-pay basis to commuters. The complex is immediately adjacent to the MBTA Walpole commuter rail station.

Location: Originally settled as an industrial mill town along the Neponset River, Walpole it is now considered a bedroom community. Walpole is situated in the Greater Boston Area, 18 miles southwest of Boston and 26 miles north of Providence. I-95 and Interstate I-495 divide the region into inner and outer zones, which are connected by numerous “spokes” providing direct access to the airport, port, and intermodal facilities of Boston.

Rtes. 27, 1A and I-95 provide access to Boston and Providence, both about a 30-minute drive, while Rte. 1 services larger national retailers in the area as well as The Walpole Mall and Gillette Stadium just a few miles down Rte. 1 in Foxboro. Walpole borders Dover, Medfield, Norfolk, Sharon, Norwood, Westwood and Foxboro, making for a diverse cluster of communities.

Historically, the I-95 corridor served businesses that have been indirectly involved with defense contracts, R&D space and high-tech companies and more recently biotech and pharmaceutical firms.

In relation, Walpole Station Business Center is located two miles to Rte. 1 and 2.5 miles to I-95. The site is located in the Central Business District in downtown Walpole.
