Residential Properties Ltd. sells "High Point" for $3.15 million

According to Residential Properties Ltd., "High Point," a 6.91 acre private compound has been sold by Judy Chace. This colonial cottage, located in the Seaconnet Point Farm neighborhood, was purchased for $3.15 million and has the highest sold price for a home in the area this year. Seaconnet Point Farm occupies the town's southwestern most tip, and this residence is located behind the farm's private gated entrance. The interior of this neighborhood consists of 75 acres; 46 of which are in permanent conservation. Set on oceanview land fronting Round Pond, the main residence at "High Point" is an 11-room shingled house. Built in 1955, the property has 2,759 s/f of living space, including 5 bedrooms and 4 full baths. Separate from the house are guest quarters and a garage, and the property has deeded access to two white-sand ocean beaches, one public, one private. The house and its patio overlook views of the ocean and pond, but also conserved fields of wildflowers. Sakonnet Harbor and Newport's famed Cliff Walk can be seen in the distance. The property was listed on May 27th and was sold in 81 days. That's 150 days or (64.94%) less than the average days on market for the area, which is currently 231. This sale is reflective of a statewide trend. This year, Residential Properties Ltd. has listed 25% of Rhode Island homes that have sold for $1 million or over, and RPL is pleased to add "High Point" to this list. According to CFO Libby Isaacson, "The company's continued success in selling luxury properties is a strong indication that Rhode Island's high-end real estate market is alive and well."
