Project of the Month: Waterstone Retail Development continues leasing efforts at 115,000 s/f Scarborough Gallery

Scarborough, ME Waterstone Retail Development broke ground on the new 115,000 s/f Scarborough Gallery last spring and recently celebrated the grand opening of Maine’s first Bob’s Discount Furniture (42,500 s/f) in December. The regional shopping center is currently 88.5% leased with a new 45,900 s/f Marshalls/Home Goods combination store and a 13,000 s/f PetSmart scheduled to open in March.  In addition to being flanked by the region’s top performing Walmart and Lowe’s, retailers at Scarborough Gallery will also complement other existing tenants in the complex including Red Robin, Texas Roadhouse and Sally Beauty Supply. 

With only 13,150 s/f available, leasing efforts will target specialty retail, apparel, retail showrooms, service retailers and restaurants for both the 5,650 s/f in-line space in between PetSmart and Home Goods/Marshalls, and for the 7,500 s/f outparcel building highly visible from Gallery Blvd.   Waterstone’s leasing team feels strongly that future tenants at Scarborough Gallery will be selected and signed based on the appropriate fit and synergy with all the retailers at the Gallery.

Located at the intersection of I-95 and I-295, Scarborough Gallery conveniently serves Maine’s affluent communities of Portland, Falmouth and Cumberland in addition to more than 200,000 daytime employees from companies such as Portland International Jetport, Fairchild Semiconductor and National Semiconductor.  Situated in the heart of the vibrant retail corridor, shoppers are drawn to Scarborough Gallery and other popular retail destinations including The Maine Mall which attracts more annual visitors than Faneuil Hall Marketplace in Boston.

According to Josh Levy, principal of Waterstone, “We are thrilled to be part of such a dynamic retail destination here in Scarborough.  We are confident with the great synergy and traffic generated from our neighboring retailers, that this project will be a home run for our tenants, the community and the entire Scarborough Gallery complex.”

Scarborough Gallery was designed in keeping with the other components of the Scarborough Gallery master plan, including the adjacent Walmart and Lowe’s stores. According to Karen Martin, executive director at the Scarborough Economic and Development Corporation (SEDCO), “I’m so pleased to celebrate the opening of Bob’s Discount Furniture, Waterstone’s first tenant at Scarborough Gallery.  I knew their project would be a success from day one with the line-up of great destination retailers slated to locate here.  It’s one of the most frequently asked questions that I get in the community – ‘What new shops will be coming to Scarborough Gallery?’ Like the other retailers in the area, the project is of regional significance and will serve as a Scarborough-based destination for shoppers from all over southern Maine. That’s great for Scarborough.”

Plans for this project began in 2012 and the opening of the center represents a true collaboration of an incredible project team including general contractors New England Construction and DeStefano and Associates, site contractor JAMCO and Shaw Brothers,  Phase Zero Architects and St. Clair and Associates Engineers.  The dedicated team at the Scarborough Economic and Development Corporation and the Town of Scarborough are also noted for their efforts and enthusiasm for the project.
