Project of the Month: Michael Integlia & Company continues construction on 88,500 s/f University Orthopedics at Kettle Point

East Providence, RI Driving north on Rte. 95 into Providence you may have seen the new construction progressing a short distance across the river at Kettle Point. Back in June, the highly anticipated residential portion of the Kettle Point project was highlighted. The other half of the site will be the new home of University Orthopedics, who currently has offices in Providence, Middletown, East Greenwich and Barrington. Slated for completion in spring 2018, the four floor, 88,500 s/f building project is being led by Michael Integlia & Co. (Integlia Co.), a leading real estate development and construction management firm based in Providence. The first commercial development project on the 40-acre Kettle Point Redevelopment parcel fronting on Veterans Memorial Pkwy., the project will bring jobs and economic development opportunities to the area.

“Strong personal relationships and the confidence that we could deliver this complex medical office and surgical center on time and on budget is why University Orthopedics selected my company as the developer of this important project,” said Michael Integlia, Jr. “We performed site selection and evaluation, directed professionals and arranged financing.”

With a rapidly growing practice, University Orthopedics recognized the need to expand. Easy access to highways, area hospitals and other local medical office facilities made Kettle Point the perfect location. In addition, the site will offer ample street level parking and a covered entrance will give patients the option to be dropped-off, making it easier for those suffering from a variety of impairments. The new office will incorporate the latest equipment in one ideal location, reflecting University Orthopedics’ commitment to remaining at the forefront of medical technology.

“We chose East Providence because of its willingness to work with us,” said University Orthopedics CEO Weber Shill. “They really worked hard to streamline the approval process and put all of their necessary resources to work for us to commit to this location. Once we had approval, we placed our trust in Integlia Co. to help realize our vision.”

Integlia Co. and University Orthopedics engaged n|e|m|d architects, inc., based in Providence, to design the highly specialized medical facility. Utilizing professional design expertise, smart building technology is integrated with the highest level of interior fit-out and finishes available on the market. Each suite is purposefully designed to reflect the particular needs of the orthopedic specialty area it serves.  Included in the building is an ambulatory surgical center, multiple exam rooms, treatment rooms x-ray and MRI. Physical therapy/rehabilitation facilities feature prominently in the extensive scope of services offered.

Kettle Point offers public access for all who wish to enjoy the views, the East Bay Bike Path and the waterfront along the Providence River.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
