North Branch begins $4m project at Sunapee Cove Assisted Living

Sunapee Cove Assisted Living - Sunapee, NH

Sunapee, NH North Branch Construction has begun work on the $4 million addition and renovation at Sunapee Cove Assisted Living located along Rte. 11. Sunapee Cove is a lakeside community offering comprehensive wellness services to its elderly residents, provided in the comfort and privacy of their own apartments. Owned by HallKeen Assisted Living Communities, the facility also offers short-term respite care services for recovery after hospital stays and illnesses.

North Branch Construction will add a two-story, 14,000 s/f addition and renovate portions of the existing four-story, 31,000 s/f building. The addition will provide Sunapee Cove with a new Memory Care unit, expanding the facility’s offerings to include specialized care for seniors suffering from Alzheimer’s and dementia. The addition will also have a new community room, health services area, and lounge. The existing building will receive renovations to current independent and assisted living units, the dining room, nursing station, arts and crafts studio, and beauty salon, and will add a new nursing station and convert some common areas into additional Memory Care units.

This project will increase the number of individual residential units from 42 to a mix of 53 independent, assisted living, and memory care units. Outdoor spaces will be improved to provide patios and walkways to Lake Sunapee. The residences will remain partially occupied throughout construction, which will be phased to allow residents to vacate and occupy specific areas of the building as they become available.

The Architectural Team is providing design for the project, which is expected to be complete by fall 2018.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
