Erland completes renovations at 200 Minuteman Park

Andover, MA Erland recently completed extensive interior and exterior renovations at 200 Minuteman Park, a three-story contemporary office building that sits in the heart of the park’s 100-acre campus.  The 40,000 s/f space is finished with upgrades to its public areas, including the dining, kitchen and lounge rooms.  Erland also updated the main lobby with new terrazzo floors, millwork and unique wall and reception desk elements.

200 Minuteman Park remained fully functional throughout the six-month project.  Erland’s extensive experience working on active campuses has taught them well about the safety concerns that are specific to an environment with visitors coming and going. In this case, paths of egress were redirected to ensure safety and accessibility for current occupants and most of the labor-intensive work was completed during off-hours to minimize disruption.

In addition to new elements found in the public spaces, Erland executed new interior construction and landscaping at the 214,000 s/f class A office facility.  A highlight of this is a new 2,000 s/f fitness center and locker rooms designed to serve the entire Minuteman Park campus. New pathways, crosswalks and signage were also installed and landscaped to connect the buildings on campus and provide easier access to the park’s amenities.

Erland worked with Spear Street Capital, Minuteman Park’s owners; JLL, the owner’s representative; and CBT Architects.
