Jefferson Apartment Group completes 168-unit J Woburn Heights project

Woburn, MA J Woburn Heights, the newest apartment community by Jefferson Apartment Group (JAG), has delivered and welcomed their first residents. The project is a joint venture with SpringHarbor Financial Group.

J Woburn Heights is a 168-unit, garden-style community across four buildings on nine acres, providing views from many residences. The city is located just 10 miles north of Boston along the Rte. 128 technology corridor.

“With its wooded hilltop location and scenic tree-lined vistas, J Woburn Heights provides a premium community in one of the Boston area’s most well-located cities and a high barrier to entry submarket,” said Sandi Silk, senior vice president and development partner with JAG.

The amenities package includes a standalone clubhouse, resident lounge with poker table and fireplace, resort-style swimming deck, outdoor kitchen with grilling stations and bar, outdoor firepit lounge, fitness center featuring interactive equipment from Peloton and Hydrow, smart package room, electric vehicle charging stations, bike storage and resident storage. The community also boasts a custom mural by Boston-area artist Sophy Tuttle.

The units feature premium finishes, including stainless steel appliances, quartz countertops, white subway tile backsplash, two-toned shaker cabinets in white and grey, kitchen islands, sleek plank flooring, 9-foot ceilings, in-unit washer/dryer, and private balconies in every home. The unit mix includes spacious one bedroom, one bedroom with den, and two-bedroom floorplans. In addition, the project includes 42 units under the Commonwealth’s 40B program designed to provide affordable housing targeted for households at or below 80 percent of AMI.

Situated in one of Greater Boston’s most convenient suburbs, J Woburn Heights is 3 miles from the Anderson Regional Transit Center with commuter-rail access to job centers in Cambridge and Downtown Boston in just 20 minutes, along with express transport to Logan International Airport. The community also provides easy access to Route 128, I-95 and I-93. In addition to the amenities of downtown Woburn, the neighboring communities of Burlington and Lynnfield offer some of the largest retail centers and lifestyle amenities in the region.

J Woburn Heights expands JAG’s footprint in the Greater Boston area and follows the 2019 acquisition and renovation of J VUE at the LMA in Boston, the 2020 acquisition and renovation of J Highlands at Hudson, and the 2019 opening of J Malden Center, a mixed-use development with City Hall civic space, 320 class A multifamily units, and 24,000 square feet of retail which has reinvigorated Malden with vibrant new retail experiences, including Malden Center Fine Wines, Santa Fe Burrito Grill, Soul City Yoga, Tous Les Jours bakery café, and Rock Spot Climbing.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
