Integrated Builders Inc. completes renovations to Sunset Lake Apartments

Integrated Builders Inc., a firm specializing in general contracting and construction management services, completed the renovation for Sunset Lake Apartments located at 20 Pond St. The former nursing home site now hosts 27 upscale units. Messina Enterprises owns the property and this development marks the second time Integrated Builders has collaborated with the firm. Integrated Builders' superintendent Mike Kelly and project managers Bob Purdy and John Concannon led the team while architects Habeeb & Associates, structural engineers Amolins Structural Consultants, MEP engineers South Shore Construction Consultants, and civil engineers Strategic Technology Solutions, provided support services throughout the development process. "We are proud to announce the completion of Sunset Lake Apartments," said Jay Dacey, president of Integrated Builders. "The collaborating project teams worked well together creating an attractive community that we all can be proud of. With unique and updated finishes, we are confident that the space will become a top tenant destination in the Braintree area." To accommodate the apartment style layout, the building was completely gutted leaving only the structure as the platform for all new systems and components to be installed. With one and two-bedroom options, each apartment offers open floor plans, granite countertops, stainless steel appliances, and a washer/dryer. Additionally, the community features all new entrances, elevators, stairwells, windows, and roofs, as well as new drainage, water, sewer, gas, and electrical systems. Notably, a water recharge system was installed under the parking lot to pre-treat roof and parking lot water discharge back into the soil. Located on the edge of Braintree Sq. overlooking Sunset Lake, Sunset Lake Apartments are situated within walking distance to shops, restaurants and various forms of public transportation including the Braintree MBTA Station. Messina owns and works on a wide variety of commercial, industrial, office and residential projects in the South Shore area. From multi-family developments to retail retrofits, such as the Merchants Shoppes in Avon, (a previous collaboration with Integrated Builders), Messina has established itself as a premier, full-service real estate investment, development, and management firm. Integrated Builders is the general contractor of choice for New England's leading companies and institutions, providing construction management, design/build and general contracting services to developers and owners in a wide-range of commercial markets. From ground-up construction to tenant improvements, rehabilitations and property repositioning, Integrated Builders has repeatedly proven its value due to its unique ability to complete projects "From a Client's Point of View." Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
