Integrated Builders begins work on $4.3 million Penske Truck Leasing Corp. facility

Integrated Builders, a firm specializing in general contracting and construction management services, has begun construction on a new facility for Penske Truck Leasing Corp. at 40 Commerce Way, with a project cost totaling $4.3 million. The new 15,192 s/f property is owned by Penske and located within the well-situated Norton Commerce Center. Condyne, LLC represented the owner. Integrated Builders will provide construction management services while working closely with The Curtis Architectural Group. The project team includes civil engineers, C&A Engineering, structural engineers, Flood Consulting, and fire protection, mechanical, electrical, fire alarm, and plumbing engineers, Avid Engineers. "40 Commerce Way offers Penske and its customers a prime location in the South market with direct access to I-495," said Jay Dacey, president of Integrated Builders. "We are confident that the completed project will provide an attractive facility and a user-friendly experience for both the company and its customers." Integrated Builders will work closely with Penske and Condyne, to complete the project over a seven-month period. The development will include a single-story Penske truck rental/repair facility, complete with an added mezzanine and administrative offices. Additionally, pre-engineered construction practices will be utilized to create a clear-space service area, exterior masonry sheer walls and metal panels, and a conventionally framed office area with exterior Concrete Masonry Unit bearing walls. Notably, 40 Commerce Way is a Compressed Natural Gas facility, which requires special non-flammable construction and heating systems, adding to the complexity of the project. Located directly off of Rte. 495 at Exit 9, Norton Commerce Center offers premier highway visibility and signage for tenants of the park. Situated on 123 acres of land, the location features ample parking, beautiful landscaping, walking trails, and a scenic pond area. Additionally, the nearby area provides easy access to many hotels, restaurants, and retail stores, as well as TPC Boston golf course. Penske delivers innovative transportation and logistics solutions that are vital to the success of the companies and people they serve. With more than 1,000 locations and 200,000 vehicles worldwide, Penske Truck Leasing Corp. has established itself throughout North America, South America, Europe, and Asia to better meet the needs of customers with dynamic global supply chains. Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
