Hines unveils the first look at The Ritz-Carlton Residences, South Station Tower

Boston, MA Hines, the global real estate investment, development, and property manager, has given the first reveal of the interiors of The Ritz-Carlton Residences, South Station Tower, located on the upper 16 floors of the highly anticipated South Station Tower development. The skyline-defining tower has been thoughtfully designed by global placemaker Pelli Clarke & Partners, with interiors designed by Jeffrey Beers International.

Developed by Hines, the 51-story, 1.02 million s/f building will redefine the city skyline. The upper 16 floors of the sustainable development will feature residential condominium homes serviced by The Ritz-Carlton, offering panoramic views of the city and Boston Harbor. With 166 condominiums in total ranging from junior one-bedrooms to duplex penthouses, The Ritz-Carlton Residences will provide owners with a premier luxury residential experience. Each home will offer unobstructed views and floor-to-ceiling glass windows. Residents will have exclusive access to an array of indoor and outdoor amenities on the 36th floor, as well as the amenities offered in the commercial space on the lower floors.

“Inspired by Boston’s academic traditions, innovative industries, and striking skyline, JBI took a hospitality approach to the interior design of The Ritz Carlton Residences, Boston, South Station Tower to create boldly luxurious and invitingly warm spaces,” said architect Jeffrey Beers of Jeffrey Beers International. “Working collaboratively with Hines and Pelli Clarke & Partners, we selected rich materials, striking tones, and detailed accents that visually accentuate the property’s exceptional Bostonian residential experience.”

“A sustainable Boston will rely on smart, transit-oriented, urban development. Capitalizing on its presence above one of the busiest transit hubs in the nation, the South Station complex will set the standard for an enlightened, transformative approach to urban living and working, and become a global model for responsible growth,” said Fred Clarke, FAIA, JIA, RIBA of Pelli Clarke & Partners.

“We have spared no effort in creating a truly exceptional living experience, where residents can indulge in unparalleled comfort and service,” said Joe Norris, managing director of Hines. “Pelli Clarke & Partners’ and JBI’s elegant building design has created spaces that exude sophistication and elegance. Every detail has been thoughtfully crafted, resulting in a truly unique tower that is both visually stunning and functionally exceptional.”

The Collaborative Companies (TCC), a full-service, residential real estate marketing firm specializing in developing and implementing comprehensive sales and marketing programs, will be leading the sales of the luxury condominiums. Sales will start this fall with residences slated to open in 2025.

“The Ritz-Carlton Residences at South Station Tower are a direct response to the dynamic demands of today’s marketplace,” said Sue Hawkes, managing director of The Collaborative Companies. “We look forward to bringing this product to the market come Fall 2023 and introducing the finest new residential offering to the city of Boston.”

The project will also include an expansive private park on the 11th level, designed by OJB, for residents and office tenants, beautifully designed with health and wellness in mind, and ingeniously programmed for a wide variety of outdoor uses, including meeting spaces, a dining terrace, water and fire features, contemplative gardens, walking paths and activity lawns—providing a restorative urban oasis on-demand. Additionally, the project embodies sustainable construction and design elements. The building is designed to achieve LEED Gold certification, WELL Gold certification and to be one of the first BREEAM “Excellent” ratings in the U.S. BREEAM is the world’s leading science-based suite of validation and certification systems for a sustainable built environment.

The Residences and office tower represent the first phase of the three phase, mixed-use project. The first phase also includes the expansion of the existing bus terminal at South Station, increasing its capacity by approximately 50%. This construction is being privately funded and along with creating an architecturally significant public space at the train station concourse that enhances the image of South Station as a gateway to the city, it will also improve the streetscapes with new sidewalks, granite curbs, streetlights, greenery and street furniture, further activating the area and resulting in a vibrant and welcoming experience for transit patrons.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
