Eastern Real Estate adds two food retailers at University Mall, VT

University Mall (UMall) - South Burlington, VT

South Burlington, VT University Mall (UMall) has followed through with the addition of two fast casual options. Dave’s Hot Chicken will open its first location in Vermont, while Jersey Mike’s Subs will open their second location. Dave’s Hot Chicken is known for their hot chicken, which started as a late-night pop up by three friends in a West Hollywood parking lot. Jersey Mike’s Subs is known for fresh subs and started in 1956.

“We are thrilled to welcome two well-known eateries to UMall as we continue to reimagine this space and know these options will undoubtedly resonate with the community,” said Adam Cirel, partner at Atlantic Retail. “As we work to identify new retailers for available spaces, our goal is to create a unique mix of retail and entertainment options, while expanding the range of offerings for the South Burlington area.”

UMall is currently owned by Eastern Real Estate, a national, privately held commercial real estate company headquartered in Boston. Eastern Real Estate took over ownership of the mall in 2022, and since then, has continued to revitalize the offerings.

Both locations are slated to open later this year and are part of a broader revisioning of the offerings at UMall. Other space considerations include a proposed medspa, with the existing open floor plates allowing for tenant customization.

Current tenants at UMall include Kohls, Target, H&M, and Applebee’s Grill + Bar.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
