Davis and TOCCI celebrate topping off of eight-story
102-unit building

Boston, MA The Davis Companies (Davis) and TOCCI Construct, LLC (TOCCI) celebrated the topping off of a new luxury residential housing development at 1515 Commonwealth Ave. in the Brighton neighborhood.

Upon completion in the fall of 2024, the redevelopment of 1515 Commonwealth Ave. will deliver 253 units of luxury housing split between two buildings: 1515 Commonwealth Ave., an eight-story condominium building totaling 102 units; and Hew, a seven-story, 151-unit rental apartment building. Set on a two-acre hilltop site with unobstructed views of downtown, the property will provide more than 30,000 s/f of landscaped green space, along with a new pedestrian path to Overlook Park.

Hew and 1515 Commonwealth Ave. are located in proximity to Washington Sq., Coolidge Corner, Brighton Center and Allston, as well as major institutions, including Boston College, Boston University and St. Elizabeth’s Hospital. Located by the Green Line at the Warren St. T stop and adjacent to multiple bus routes, the property offers commuter access to medical and research institutions, universities and downtown Boston. A variety of dining, shopping and leisure amenities can also be reached on foot within minutes.

Sitting on a former granite quarry, Hew and 1515 Commonwealth Ave. were designed with the site’s history in mind through a collaboration of RODE Architects, OJB Landscape Architects, Desimone Structural Engineering, WSP and Howard Stein Hudson. A number of subcontractors also contributed to the success of the project including The Welch Corp., DAM Concrete, Novel Iron, East Coast Interiors, DMI Plumbing, Platinum Fire Protection, All Renewable Energy and Nardone Electric.

The topping off of Hew and 1515 Commonwealth Ave. is the latest milestone for Davis’ growing multifamily portfolio. In total, Davis has participated in the investment, ownership and development of nearly 13,000 residential units in 15 states across the US.

1515 Commonwealth Ave. will include studio, one-, two- and three-bedroom condominium layouts and will begin pre-sales via The Collaborative Companies (TCC) in Q1 2024. Delivery of rental offerings at Hew is expected in summer 2024.

“The topping off of this project represents an exciting milestone in the redevelopment of one of the highest vantage points in the City of Boston,” said Michael Cantalupa, Davis’ chief development officer. “Our full amenity package and contemporary designed living spaces will appeal to a wide range of tastes for urban residences. When Hew and 1515 Commonwealth Ave. deliver, they will be among the most compelling residential offerings in the City of Boston.”

“We are extremely proud of the hard work of our construction team and of the collaborative process that made this project possible,” said John Tocci, CEO of TOCCI. “Through this partnership with Davis, together we’ve been able to overcome historic challenges to the construction and development market and we are now one step closer to delivering these new, cutting-edge, luxury living spaces to the thriving Brighton neighborhood.”

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
