Conn. Comm'l. Realty and KGI lease 3,092 s/f for Five Guys Burgers

The New London office of Connecticut Commercial Realty & Select Homes has completed a long term lease signed by KSM Enterprises dba Five Guys Burgers and Fries and Gateway Development/East Lyme, LLC for a 3,092 s/f free-standing building located at 295 Flanders Rd., at the junction of Flanders Rd. and I-95. The new lease creates a sub-tenancy in a building that formerly was occupied by another fast food vendor. The new Five Guys Burgers and Fries opened for business on December 7th, 2009. Gateway Development/East Lyme, LLC is a partnership between KGI Properties, LLC of Providence, R.I. and Simon Konover Development Corporation of West Hartford Conn. The subject property sits opposite the proposed Gateway Commons mixed-use project on the West side of Flanders Rd., and the new lease gives Five Guys Burgers and Fries the option of moving the new store into Gateway Commons at a later date. Broker William Newman of Connecticut Commercial Realty represented KSM Enterprises in the lease negotiations, while Joe Harnan of KGI Properties represented Gateway Development/East Lyme. Early in 2008, KSM Enterprises opened a first New London county Five Guys Burgers and Fries at Mystic Green (the former Mystic Factory Outlet Center), on Coogan Blvd. near the junction of Rte. 27 and I-95. Newman reports he is working with KSM Enterprises in exploring additional New London and Windham County locations for future Five Guys Burgers and Fries outlets.
