CBRE/New England leases 7,206 s/f to Hamblett & Kerrigan at The Glass Tower

CBRE/New England has brokered a new office lease at 20 Trafalgar Sq., The Glass Tower. Hamblett & Kerrigan, a law firm serving clients in Nashua, New Hampshire and throughout New England for over 120 years, will occupy 7,206 s/f at the property. The law firm is moving from 146 Main St. in downtown where they had a long-term lease. CBRE/New England's Roger Dieker, first vice president in the firm's Manchester office, represented the tenant. The landlord, TNK Associates, was represented by Jon Tamposi of Korsak Realty. "20 Trafalgar Sq. will suit Hamblett & Kerrigan's needs very well," said Dieker. "Financially, this was a prudent move for Hamblett & Kerrigan. The move into newly constructed and more efficient space will improve their business image and accessibility at one of Nashua's premier addresses. They are now very well positioned to serve their clients for years to come." "Finding the right space can be challenging because there are many factors to consider," said attorney Beth Davis of Hamblett & Kerrigan. "Not only did this move have to be right for us, but also for our clients. Remaining in Nashua was essential. We relied on Roger and CBRE/NE's expertise to guide us through the process. We were pleasantly surprised with the number of quality options we had; using CBRE/NE's methodical evaluation protocol helped us stay focused to evaluate each option thoroughly."

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
