Carey Commercial, Inc. completes multiples sales on Cape Cod

Hyannis, MA Carey Commercial, Inc. recently completed the following sales:

• Bob’s Discount Home Store purchases 1111 Rte. 28 in South Yarmouth for $625,000. The 18,900 s/f building with 7 separate showrooms of various sizes was previously Mattress World & furniture gallery. Standout location across the street from the South Yarmouth Shaw’s and Citizen’s Bank.

• Plymouth’s Pilgrim Sands Hotel, a 62-key hotel with 180 degree ocean views, recently sold. In addition to the 62 hotel units there are two 2-bedroom apartment suites. The property sold August 12, and was arranged by Chuck & Cecelia Carey of Carey Commercial.

• 135 Main St. Hyannis, a 6-unit investment property at standout location on the way to Cape Cod Hospital was purchased by 1031 investor. A complete renovation will begin immediately on the four residential units and the entire first floor medical suite will be offered for lease as a build to suit. The $279,000 sale was brokered by Cecelia Carey. The Law Office of John W. Kenney was instrumental in the success of this transaction. Previously, this 4,300 s/f was a 2-unit office plus 4-apartments. Zoned medical service allowing professional offices and the existing multi family apatments by right. On site parking on 0.36 acre lot for 18 vehicles. 135 Main St. recently experienced a fire which originated in one of the second floor studio apartments. The damage observed by broker includes both studio apartments. The first floor commercial unit measuring 1,100 SF was impacted in a way that left the unit gutted down to the studs. The larger commercial unit and second floor 1 bedroom apartment on the south side show no visible signs of fire damage. The building is currently divided into six units; two studios, two one-bedroom apartments, two commercial units; 1,105 s/f and 1,963 s/f. All units are separately metered for electricity. The residential units are heated by electric while the commercial units are headed by oil. Furnaces for the commercial unit provide A/C and were replaced 2008/2009.
