The Bulfinch Companies, Inc. and Healthpeak Properties, Inc.'s Cambridge Discovery Park awarded Fitwel 2 Star Rating

Cambridge, MA According to an affiliate of The Bulfinch Companies, Inc. (Bulfinch), a commercial real estate, property management, and investment firm, Cambridge Discovery Park (CDP), a premier life science and research campus, has been awarded a Fitwel 2 Star Rating for three buildings totaling 670,000 s/f. Fitwel is the world’s leading certification system committed to building health for all. CDP is owned in a joint venture between Bulfinch and Healthpeak Properties, Inc. (Healthpeak).

CDP, one of the largest campuses in Cambridge and home to leading life science and research tenants, has been awarded the prestigious certification, underscoring Bulfinch and Healthpeak’s dedication to promoting the health and well-being of their tenants. The Fitwel 2 Star Rating reflects Bulfinch and Healthpeak’s commitment to advancing health-promoting design within their properties. It also supports Fitwel’s vision for a healthier future where every building is enhanced to support healthy communities.

CDP’s 27-acre campus, located in the Alewife Life Science Cluster directly off Rte. 2, incorporates a range of evidence-based design and operational strategies to support the health and well-being of its occupants. Among these are the restoration and preservation of neighboring wetlands and wooded areas, the inclusion of significant amenities such as a 150-room AC Hotel with a conference center, restaurant, and bar, and a 650-car parking garage. The property currently offers 14,000 - 60,000 s/f of fully built-out lab/office spaces for lease in Building 100, providing a turnkey process for potential tenants.

“Receiving the Fitwel 2 Star Rating for CDP is a testament to our ongoing commitment to creating environments that support the well-being of our tenants,” said George Kassas, assistant vice president, property manager at Bulfinch. “We are proud to offer a space that not only fosters innovation and collaboration but also prioritizes the physical, mental, and social health of our occupants.”

CDP was designed and constructed to minimize its negative impact on the natural environment, transforming an outdated post-war suburban office park into an urban oasis while protecting natural resources.

In addition to the Fitwel 2 Star Rating, CDP’s buildings have received the following sustainable awards and certifications: BOMA 360 Certified, LEED Gold Certified for Buildings 100 and 400-500, LEED-CI Platinum Certified and LEED C&S Gold Certified for Building 200, WELL Certified for Building 200, “Go Green” Award from the City of Cambridge for Stormwater Management Design, and the MA ECO Award in 2015 & 2016.

“We are thrilled to recognize The Bulfinch Companies, Inc. and Healthpeak for their commitment to promoting health and well-being through the Fitwel Certification of Cambridge Discovery Park,” said Joanna Frank, president and CEO of the Center for Active Design, which operates the Fitwel program. “Their dedication to implementing health-promoting strategies sets a high standard for the industry.”

Bulfinch and Healthpeak continue to advance health and wellness in commercial real estate, with CDP setting a new standard for life science and office campuses.
