A.W. Perry and Boston Andes Cap. develop 77-unit Brio at Shipyard - Constructed by Callahan Construction Managers

Hingham, MA Callahan Construction Managers has completed work on Brio, a new residential building at the Hingham Shipyard. The project was developed by A.W. Perry and Boston Andes Capital, with Bargmann Hendrie + Archetype and Albert Righter and Tittmann serving as the architect.

Brio is located on a previously unoccupied portion of the shipyard, and features 77 condominiums. The five-story, 160,000 s/f building overlooks the marina, and sits adjacent to numerous restaurant and retail options including Alma Nove. The property provides access to the MBTA commuter ferry and bus, with stops directly in the shipyard.

Units consist of one-bedrooms with one and a half bathrooms and two-bedrooms with a den and two and a half bathrooms. The lower level units have 9’-6” foot ceilings and upper level units have 10’-6” ceilings, oversized windows and ocean views. Some units offer private terraces or separate, street-level entry. The property has 160 secured parking spaces.

“Brio required a great deal of coordination, given the location and high-end design of the property, and Callahan certainly delivered,” said Robert King, vice president of acquisitions at A.W. Perry. “Callahan’s previous experience working in the Shipyard paid off, and we were able to open both ahead of schedule, and under budget.”

Callahan previously managed the construction of The Launch in Hingham’s Shipyard, a 225,000 s/f, mixed-use development. At present, Callahan is managing construction at two other properties in Hingham, Broadstone Bare Cove, another multi-family property being developed by Alliance Residential, and The Residence at Penniman Hill, a senior living facility owned by LCB Senior Living.

“We were honored to once again be selected by A.W. Perry and Boston Andes to execute their vision at a new-construction project on the South Shore,” said David Boucher, project executive at Callahan. “Our work at Brio demonstrates our longstanding commitment to high-quality execution at each of our projects, and our willingness to collaborate with all parties involved to deliver a superior product.”

Brio residents benefit from a list of amenities, from bike and kayak storage to a dog run and pet-washing station, a concierge service, and a lobby with a fireplace and living room seating. The property includes an elevated residents-only waterfront courtyard with fire pit and grill stations. Over 70% of Brio condominiums are now sold.
