Acella Const. completes 22,000 s/f retail building at N. Attleboro Marketplace

Acella Construction Corporation, one of New England's leading construction services firms, specializing in construction management, general contracting, design-build, and pre-construction services, has recently completed the construction of a 22,000 s/f retail building. Located at 1360 South Washington St., the 22,000 s/f structural steel frame retail building added two tenants to the already successful North Attleboro Marketplace, which is owned by Carpionato Properties, Inc., a Johnston, R.I.-based real estate development company.   North Attleboro Market Place is a new super power center anchored by Lowe's Home Improvement, Circuit City, Bed Bath & Beyond, Joann Fabrics, DSW, and Dick's Sporting Goods in this super-regional retail market. Uniquely, the market draws from the greater Boston and the greater Providence suburbs. Adjacent to a high volume Wal-Mart, the site shares access with Target and the Emerald Sq. Mall. Neighboring big box retailers include Best Buy, Toys "R" Us, Marshall's, Old Navy, Michael's and Babies "R" Us. After reducing the construction schedule at the start of the project, Acella's completion date was made hard and fast once tied into the tenant leases for turnover. As with many of the current worksites, a vast number of existing utilities needed to be relocated in a site already too restricted for the building. Exterior finishes consisted of decorative split face block and exterior insulation finishing system (EIFS) façade.   "Our team had to remain diligent and true to our schedule and we're pleased with the results given our timeframe," said Robert Johnson, president of Acella Construction. "This project was a great opportunity for our team to exercise its expertise in areas such as exterior finishes and utility relocation." Acella worked in conjunction with design team RGB Architecture, Engineering and Design.

Ask the Electrician: How do I prepare my commercial building for a disaster?

New England’s notorious weather – from fierce winter storms to summer squalls and fall hurricanes – can leave businesses in the dark. While power outages are often blamed on storms, they can also be caused by unforeseen events like accidents or construction mishaps. While it’s impossible to prevent disasters and power outages entirely, proactive preparation can significantly minimize their impact on your commercial building.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.

The industrial markets have never been stronger. What has happened is that the build out of Devens with new high-tech biotech manufacturing with housing to service these buildings serves as the connector required to really make the I-495 West market sizzle. Worcester has been the beneficiary
