VIVO Architecture designs 25,000 s/f new space for ModeX Therapeutics at Riverside Labs

Weston, MA VIVO Architecture has designed a new space for ModeX Therapeutics at Riverside Labs.

With a usable area of 25,000 s/f, ModeX is currently a full-floor tenant on the second floor of Riverside Labs. The facility, developed by Greatland Realty Partners, was a perfect fit for an innovation driven company such as ModeX. The building’s “L” shaped floorplate allowed VIVO Architecture to maintain a close connection between the research labs and the office areas, with multiple points of access stitching together the various work zones. There is even access to the lab directly from the reception room, underscoring the prominence of the R&D spaces within the suite.

Approximately 60% of the area is dedicated to the research labs, which are in turn separated into three distinct lab control zones. The design allows the company’s 160 staff, which include both research and operations, to be consolidated under one roof.

The project team included the following:

• Architect : VIVO Architecture

• MEP Consultant : Cosentini Associates

• Construction Manager : Shawmut Design and Construction;

• Landlord: Greatland Realty Partners;

• Owner’s Project Manager: Newmark;

• Electrical/ Fire Alarm: Reilly Electrical Contractors;

• HVAC: Phoenix Mechanical Contractors;

• Fire Protection: Professional Fire Systems;

•Lab Casework: New England Lab Casework;

• Furniture: Environments at Work; and

• Demountable Partitions: Infinium Wall Systems.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
