Vantage Builders, Inc. completes 33,000 s/f warehouse/office for M S International

Vantage Builders, Inc. completed a 33,000 s/f project for M S International (MSI) at 1080 University Ave. The $2 million project included three components: a warehouse expansion, construction of a new accessory building and the renovation and addition of the office/showroom area. MSI, the leading importer and distributor of flooring, countertop, wall tile and hardscaping products in North America, chose Vantage Bldrs. because the firm completed a previous project. The architect was Conner Design. Vantage Bldrs. expanded MSI's existing stone slab storage warehouse by 16,000 s/f, providing much needed space for MSI to store its growing countertop slab inventory. After reviewing site options, Vantage Bldrs. built the expansion into the side of a hill adjacent to the existing warehouse. The project required a $200,000 structurally retained foundation, which provides the necessary support for MSI's two 10-ton bridge cranes housed within the new addition. The second phase involved the construction of a 15,000 s/f accessory warehouse building. MSI needed the new standalone facility to provide warehousing for its expanding line of porcelain tiles and landscape pavers. The project culminated with the renovation and 2,000 s/f expansion of MSI's office/product showroom area. "Due to our existing relationship, we had a very good grasp of what MSI needed with this project," said Michael Thayer, project manager, Vantage. "We understand that our work is much more than simply constructing a new building. Our goal is to ensure that the final project helps our client advance their business goals."

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
