The River Bend property management team's attention to detail is their trademark

River Bend Executive Center was incorporated in 1985. It is situated in a beautiful 40-acre park-like setting in a prestigious location in Stamford. River Bend gives as much thought to its environment as it does to its infrastructure. Some of our beautiful surroundings include jogging paths, a nature pond and meandering rivers that are surrounded by trees, shrubs and flowers. Employees can enjoy their lunch breaks going for a brisk walk or watching a family of mallards grace the river banks. The architecture of the buildings also respects and honors the lovely surroundings. Atriums, a sky dome and multi-windowed stories are just some of the architectural features which open a pleasing eye into the beautiful landscaped surroundings. The buildings are very spacious and provide a comfortable working environment. River Bend Executive Center consists of 12 buildings located in Stamford. This is one of the locations that house Business Continuity Centers. The three other locations are in Hartford, Conn., Middlebury, Conn., and we also have another located in Logan Township, N.J. The concept of these centers, which grew out of the horrific experiences of September 11th, is a vital one: today's corporations need to have a data back-up and business continuity plan in times of disaster. River Bend's corporate tenants were not affected by the devastating power outage that occurred in August of 2003. The reason they were not affected is because they are housed in River Bend Continuity Center. River Bend's Continuity Centers provide a variety of systems that help reinforce one another when disaster strikes. The Secure Isolated Back-up Suites (SIBS) provide data back-up and recovery operations to ensure that companies get back up and running immediately if a catastrophe should occur. Features such as Multiple Fiber Optics supply alternate service routes that ensure uninterrupted communications; back-up motor generators provide immediate standby back-up power and the UPS back-up provides three-phase uninterrupted power supply systems to assure continuous electrical power. It is this foresight and thoroughness which is a hallmark of River Bend Executive Centers planning. Always anticipating the needs of the corporate community, the facilities were developed to attract the competitive, innovative world of hi-tech. Today's businesses demand the best facilities, support and locations and they know that River Bend delivers. Connections to the leading communications providers such as AT&T, Abovenet, Cablevision-Lightpath, Fiber Tech, Group W Satellite, Dark Fiber, Level 3 Communications, Lightower Fiber Networks, MCI/Verizon, Qwest Communications, RCN Business Solutions and Veroxity and satellite links enabled through nearby earth stations using dark fiber connections and line-of-site transmissions are just a start. Attention to detail such as raised flooring to enable easy servicing of equipment and 24/7 individual climate control give an ease of occupancy to their tenants. Round the clock recorded video surveillance and onsite 24/7 maintenance provide peace of mind. Each center is strategically situated near major highways, airports and local transit. Building number six located in the Stamford Center has just become available. It is a two-story stand alone building which was formerly a call center. This building is a perfect fit for a company headquarters. It is 22,424 s/f with two floors which can be subdivided. The office complex is serviced by 12 redundant fiber optics loops. It is conveniently located near the Merritt Pkwy. and I-95 and has easy access to public transportation, including, buses and the Springdale Metro North Train Station is in walking distance. Other amenities include: formerly a call center, disaster recovery site, reception area / atrium, emergency motor generator, UPS room, board room, small conference rooms, passenger elevator, freight elevator, ample parking, receiving bay, security system installed, easy access ramp, modern lighting, forced hot air gas heat, fully air conditioned, satellite capabilities. The River Bend property management team assumes the ongoing responsibilities for the operation of all buildings. Their attention to detail, comprehensive reporting, prompt attention to maintenance issues and proactive programs of upgrades and enhancements are their trademark. Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
