Lexington, MA According to Seaver Properties, the development arm of Woburn-based Seaver Construction, construction is complete and the final certificate of occupancy has been issued for Lexington Meadows, a 21-unit luxury townhouse community. Located on the newly created Lily Pond Ln., “Lex Meadows” is five minutes from Lexington Center and adjacent to Arlington’s Great Meadows, 183 acres of conservation land that includes the Minuteman Bikeway. All of the units at this townhouse community had been placed under contract prior to construction being completed.

“Despite material and labor shortages due to the pandemic, Seaver Construction was able to leverage their relationships with longtime subcontractor partners to deliver a high-quality product to the market in a timely manner,” said Paul Cirignano, founder and broker/owner of The Synergy Group, the exclusive sales team who branded and marketed all of the units at Lex Meadows. The Synergy Group also assisted with site plan review prior and during construction, as well as interior design elements. “The reliable construction schedule enabled our sales team to strategically time the price release and sale of the units to achieve optimal returns for the developer,” said Cirignano.

Master-planned and designed by national residential architectural firm BSB Design, Lex Meadows is a five-building community, consisting of 21 two- and three-bedroom townhouse units (including one moderately priced unit) with a variety of floorplans ranging in size from 1,770 to 3,600 s/f. The units feature finished basements and one and two car garages.

For each unit, buyers were able to customize finishes with the help of the Synergy Group’s in-house interior designer Angela Cirignano, selecting a variety of finishes and fixtures such as cabinets, countertops, tile, flooring and lighting. Each had the opportunity to meet with the designer at the off-site finish selection showroom, where they could mix and match finishes, allowing them to select either standard finishes or customized upgrades.

“Lex Meadows is a win-win for everyone involved, as we worked closely with the Town of Lexington in order to provide moderately priced luxury housing in a supply-constrained market,” said Scott Seaver, president of Seaver Construction. “Our longtime partner and exclusive sales and marketing team for Lex Meadows, The Synergy Group led by Paul Cirignano were instrumental to the success of the project.”

The Synergy Group and Paul Cirignano have collaborated with Seaver construction for over 35 years on single home and multifamily developments. The Synergy Group works with other developers as well, and recently branded, marketed and sold Cove164, a 72-unit apartment complex in Lynn, for $24 million. Cove164 was developed by McGrath Development and Synergy procured the buyer, a joint venture of The Dolben Company and MINCO Development.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
