Martin Schoolcraft,
Chestnut Hill Realty

Chestnut Hill, MA Chestnut Hill Realty (CHR), said that Martin Schoolcraft, service manager for Waterfall Hills at Canton apartments, has been selected by the National Apartment Association Educational Institute (NAAEI) as Certified Apartment Maintenance Technician (CAMT) of the Year.

The National Apartment Association Excellence Awards recognize achievements and leadership in the rental housing industry. These national awards celebrate industry professionals, builders and affiliated apartment associations that make unique contributions to the multifamily industry.

“We are very proud of Martin and his accomplishments,” said Sandy Gudiel, property manager at Waterfall Hills at Canton. “Martin comes to work prepared for whatever challenges the day brings. He is able to solve problems quickly, manage costs, and effectively supervise and mentor his team of service technicians.”

Schoolcraft began his career in 2008 at CHR’s Waterfall Hills at Canton apartments. In his current role as service manager, he oversees maintenance and repairs for an apartment community of 243 units, a staff of service technicians and outside contractors, and communicates daily with vendors and property management.

Prior to joining CHR, he served as a U.S Marine for 12 years, and is a proud member of the Veterans of Foreign wars of the US (VFW), and a supporter of the Wounded Warrior Project (WWP). To benefit WWP, Schoolcraft participated in a unique companywide fundraising drive with other maintenance services professionals to recycle scrap metal from CHR properties. The discards were converted into a donation to WWP of over $37,500 to date. Schoolcraft also assists CHR’s human resources department in its recruitment efforts - most recently at a veteran’s career fair hosted at Gillette Stadium in Foxboro.

“I enjoy solving problems and helping people,” said Schoolcraft. “Our number one priority is to make sure we are always responsive to our residents’ needs, and that their homes are in top condition. We always want residents to be satisfied and happy with their home at Waterfall Hills.”

In addition, to the recent national recognition from the NAA, Schoolcraft has received numerous professional accolades, including Maintenance Manager of the Year from the Rental Housing Association (RHA). He has also received multiple awards from CHR including: Maintenance Team Professional Appearance Award in 2011 and 2013, as well as Maintenance Excellent Customer Service Award 2013. Schoolcraft has continued his professional training and received advanced designations including Certified Apartment Maintenance Technician (CAMT), and Certified Pool Operator (CPO) and has also completed training programs with the EPA and OSHA.

Chestnut Hill Realty is one of New England’s leading residential real estate companies, specializing in multifamily housing. Established in 1969, CHR owns and manages 5,000 units in 30 apartment home communities in Greater Boston and Rhode Island.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
