Royal Properties, Inc. broker sale of 40,000 s/f office building

38 Wellington Road - Milford, CT

Milford, CT Royal Properties, Inc. has brokered the sale of 38 Wellington Rd.  The sale price was not disclosed.

38 Wellington Rd. is a 40,000 s/f two-story, fully leased single tenant office condominium within Merritt 95, a four-building office park. Fully leased to the State of Connecticut Department of Children and Families, they signed a 10-year lease in April 2019. This property was renovated in 2008, installed a glass atrium and new roof in 2012, and is situated less than ¼ mile from I-95 and the Wilbur Cross Parkway/Merritt Parkway and 3 miles from the Milford Metro-North Train Station. 

“The property offered an incredible investment opportunity. There was a great deal of interest in the building due to the stability of the tenant and close proximity to the Merritt Parkway,” said Jeff Kintzer, principal of Royal Properties, Inc., who brokered the sale along with Denis Kobas and Bryan Atherton of Coldwell Banker Commercial.
