RFR leases 47,392 s/f to two tenants at Stamford Plaza

Stamford, CT RFR leased 47,392 s/f with two new tenants at Stamford Plaza. Beiersdorf Inc., the U.S. affiliate of global skin care company Beiersdorf AG, is relocating its U.S. offices from Wilton, and has signed a 27,942 s/f lease at Stamford Plaza. Additionally, professional services firm PriceWaterhouseCoopers (PWC) has signed a lease for 19,450 s/f at the office complex.

“Southern Connecticut remains an attractive location for its proximity to New York City and Stamford Plaza, with its recent improvements and reputation for providing a quality office experience, continues to attract top-tier tenants,” said RFR’s Margaret Carlson, portfolio manager. “The pre-pandemic renovations at Stamford Plaza are proving to be extremely powerful in answering the strong demand for distinctive office space as employees return to the office seeking comfortable, collaborative and contemporary workplaces.”

Carlson represented RFR in the transactions, along with Cushman & Wakefield, exclusive leasing agents for Stamford Plaza. Beiersdorf, represented by Edward Tonnessen and Paul Tortora of JLL, will take the entire top floor at Three Stamford Plaza. PWC will occupy the entire eighth floor at One Stamford Plaza and was represented by Paul Kaufman of JLL.

Alvaro Alonso, general manager, Beiersdorf North America said, “As we imagined our new work place for the future, after over a year of working from home, we knew we needed a flexible space, suitable for different working styles and needs. Most importantly, we wanted a dynamic, inspiring work environment that will allow our employees space to connect and collaborate. 301 Tresser Blvd., Stamford, Conn. will provide all of this for us in a fully customizable, safe and health-focused space.”

Attracted by the visibility of Stamford Plaza, firms ranging from asset managers to life sciences companies inked deals for 35,000 s/f in the fourth quarter of 2020. The one million s/f office campus, located on Tresser Blvd. alongside I-95, was acquired by RFR in 2007 and the iconic properties are home to many of the state’s leading businesses. The Stamford Plaza campus is situated on a 2.5 acre landscaped plaza complete with gardens, a putting green, bocce court, fountains, outdoor dining and lounge seating.

RFR recently completed extensive capital improvements at Stamford Plaza engaging Stamford-based architecture firm, CPG architects, to reimagine lobbies of 3 Stamford Plaza and 4 Stamford Plaza. Both properties now feature lobbies finished in rift sawn white oak wood and include display artwork by Peter Halley, Kim MacConnel and Sean Landers.

The renovation added a new cafeteria, The Terrace Café, which is a 130-seat restaurant designed by Meaghan Apfel’s Carnelian Studio and operated by Guckenheimer, an award-winning international catering firm that specializes in creating custom dining experiences for corporate users. The campus’ amenities include a fitness center, teleconferencing centers, attached parking garages, and dry-cleaning services. Stamford Plaza is located off I-95 and near the train station (Stamford Transportation Center).

RFR is a fully integrated real estate investment firm based in New York City with a core focus on select urban markets in the United States and Germany. Founded by Aby Rosen and Michael Fuchs in the early 1990s, the firm has been an active force in the New York City and German real estate market for much of the past three decades. Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
