Related Beal launches sales of residences at 15-story Lovejoy Wharf

Boston, MA Related Beal, a fully integrated real estate firm focused on development opportunities in the city and its surrounding areas, is officially launching sales of the residences at Lovejoy Wharf this month. The firm collaborated with design firm Robert A.M. Stern Architects to create a 15-story property offering 157 condominium residences, exclusive amenities and signature Related services. Lovejoy Wharf is centrally located on the waterfront at the nexus of the Charles River and Boston Harbor, close to Downtown, Beacon Hill, Cambridge and the North End. Occupancy is slated for this summer. Related Beal previously developed celebrated residential buildings The Clarendon, One Back Bay and The Arlington in Boston, and is the Boston office of Related Companies.

“At Lovejoy Wharf, we sought to create a unique offering for Boston’s most discerning buyers. The building, designed by Robert A.M. Stern Architects, is as luxurious in its offering as it is considered in its design. We paid meticulous attention to the details and have incorporated the finest finishes and materials throughout the building and the residences, and crafted a suite of state-of the-art amenities that are coupled with our highly acclaimed hospitality-inspired service package. We are thrilled to introduce Lovejoy Wharf to the marketplace,” said Kimberly Sherman Stamler, president of Related Beal.

Lovejoy Wharf - Boston, MA

Robert A.M. Stern Architects designed Lovejoy Wharf to pay homage to the city’s historic architecture and waterfront heritage in a contemporary way. Inspired by the city’s tradition of red-brick residential buildings with stacked bay windows, Lovejoy Wharf’s red-brick facades feature a regular rhythm of large windows punctuated by glassy bays inflected toward the views; as the building rises, the brick facades give way to a faceted glass curtain-wall. Penthouse residences offer floor-to-ceiling views; at night, the building’s tower will serve as a beacon on the Boston skyline.

Stantec Architecture of Boston is architect-of-record.

“We’re very pleased that Related Beal gave us this opportunity to design a building on this very special gateway site facing the harbor and the Zakim I-93 Bridge,” said Robert A.M. Stern, founder and senior partner of Robert A.M. Stern Architects. “Together we have created a contemporary building rooted in the city’s traditions, one that prioritizes spectacular views not only for the residents, but also for those who come to the Wharf along the Freedom Trail, where the building’s public passage dramatically frames a view to the Bunker Hill Monument across the Charles River.”

Lovejoy Wharf serves as the waterfront connection to Boston linking Downtown, Beacon Hill, Cambridge and the North End and is close the city’s restaurants and retailers. The property’s location provides residents with a live-work-play experience - minutes away from the TD Garden, award-winning restaurants, retailers and popular fitness studios. Lovejoy Wharf is located within close proximity of major transit lines including North Station’s Amtrak, MBTA subway and commuter rails, as well as major interstates I-93 and Route 1. It is also just minutes from Logan International airport by car, the MBTA or water taxi. Additionally, Lovejoy Wharf offers direct access to the Boston Harborwalk and the Rose Fitzgerald Kennedy Greenway.

Also designed by Robert A.M. Stern Architects, the residence’s interiors offer a collection of finishes including contemporary kitchens complete with handset stone-tile backsplashes, custom wood cabinets with glass insets, stainless steel fixtures, under-cabinet lighting and under-mount sinks. All residences offer 100% Energy Star and stainless steel appliances, including integrated refrigerators and 34-bottle wine coolers by Gaggenau, and five-burner cooktops with built-in vent hoods, touch-panel ovens, convection micro-ovens and dishwashers by Bosch. Bathrooms and powder rooms offer a classic, elegant design palette with marble tile floors and walls, custom vanity and cabinets, and Kaldewei deep-soaking tubs. All residences feature wide-plank oak wood flooring and in-unit Bosch washers and dryers. A number of the residences also include private outdoor terraces.

The 157 residences range in size from studio to three-bedroom units – boasting views of Boston Harbor, the Charles River, the Leonard P. Zakim Memorial Bridge, the Bunker Hill Monument and the urban skylines of Boston and Cambridge .

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.

The industrial markets have never been stronger. What has happened is that the build out of Devens with new high-tech biotech manufacturing with housing to service these buildings serves as the connector required to really make the I-495 West market sizzle. Worcester has been the beneficiary
