PROCON is designer and construction manager for $14 million Hilton Garden Inn at Patriot Place

Foxborough, MA Construction is underway for a new Hilton Garden Inn at Patriot Place. The 79,000 s/f hotel overlooks Gillette Stadium, home to the New England Patriots and is part of the 1.3 million s/f Patriot Place shopping, dining and entertainment hub. PROCON is the architect and construction manager of the $14 million project, XSS Hotels is the project developer and Colwen Hotels will manage the completed property.

This is the second hotel project at Patriot Place that the three companies have developed, designed, built and managed; the first hotel is a Marriott branded property, which is immediately adjacent to the new Hilton Hotel. In 2009, the 138,000 s/f Renaissance Patriot Place Hotel opened to exceptional public response and a consistently high occupancy.

Site work commenced on the Hilton property in October 2015 with preliminary excavations, followed by the concurrent installation of underground utilities and the placement of the foundation. PROCON’s project manager said, “Things are going well, the steel placement is set to begin in mid-December, and we are right on track towards our target finish in the fall of 2016.” Plans call for the 5-story building to be wood framed construction with brick and metal panels, and a precast veneer along the lower level completes the exterior finish.

Guests of the Hilton Garden Inn will be able to enjoy the two-pronged bonus of stadium-side accessibility, combined with world-class shopping and entertainment at their fingertips. The extensive Patriot Place Shopping Center draws over 20 million shoppers a year, sits on 350 acres and is adjacent tothe famous sports stadium. Recognized as a “lifestyle destination center,” the 80-store complex has reinvigorated the Foxborough area since its completion and accesses Boston in less than 30 minutes.

XSS Hotels’ managing partner Leo Xarras said, “We wanted to offer another upscale hotel option for the millions of travelers who frequent this area each year; one that provides quality, convenience, and great service, and the Hilton Garden Inn is highly respected for all three.”

The Foxborough Hilton Garden Inn is a chic addition to the renowned Hilton global brand providing travelers with an authentic upscale and contemporary guest experience complimented by thoughtful amenities. The 136-key hotel will feature an indoor pool, a fitness center, 24/7 business center, meeting room, lounge/bar, 24-hour market for sundries, a designated office space and complimentary WiFi throughout. Guests can relax, discover and connect with great service, inviting social spaces and the convenience of a stylish onsite restaurant. The onsite parking includes 39 spaces, with four spots designated for low emissions vehicles. Additionally, two electric vehicle-charging stations will be on hand, as well as a canopy-covered area where guests can pull through to drop-off/pick-up passengers.

In recent years, the demand for hotel rooms in the Boston area has far outstripped the supply and it is not expected to change anytime soon. This is according to Jan Freitag of “HotelNewsNow” in a November 2015 U.S. hotel industry market report. The New England Patriots attract fans to the Gillette Stadium from around the world, as one of the most successful teams in NFL history. The stadium also attracts some of the biggest concert performers in the entertainment industry including Taylor Swift, who packed the 68,000+ seat stadium during her “1989” World Tour this year. Kenny Chesney has drawn huge crowds at Gillette for the last several years, and will team with Miranda Lambert at Gillette Stadium for his 2016 “Spread the Love Tour.” New England Revolution Soccer team also plays their home games at the venue. When millions of concert-goers and shoppers visit Gillette Stadium and Patriot Place annually, they will have the options of staying at the new Hilton Garden Inn or the Renaissance Patriot Place Hotel.
