The Proto Group completes eight transactions totaling 112,179 s/f
Cheshire, CT The Proto Group has completed the following transactions:
• Morning Investments, LLC signed a ten-year lease for 1,500 s/f at Everybody’s Plaza, 1021 South Main St., to open a Great Clips salon. Nick Daffin of Phillips Edison Co. represented the landlord Cheshire Station LLC. The tenant was represented by its exclusive agent The Proto Group.
• The Stop & Shop Supermarket Co. has signed a long-term ground lease to relocate its Litchfield, Conn. store. The new 38,000 s/f store will relocate to 55 Village Green Dr. just several hundred yards to the east of their existing store. Mark Greenberg, the landlord is delivering the site ready for Stop & Shop to construct its building. The Proto Group was the sole broker and Linda Costanzo, director of real estate for Ahold handled the transaction on behalf of Stop & Shop.
• Wakefern Foods has signed a 20-year lease for 63,000 s/f at the former Stop & Shop on 259 Bull Hill Ln. in Orange, Conn. Orange Markets LLC which is run by Garofalo Markets will own the store. The Proto Group represented Wakefern in the transaction. Lisa Ham and Harry Garofalo represented Wakeferns and Orange Markets respectfully. The store is scheduled to open late summer.
• Spring Communications d/b/a AT&T has leased 1,800 s/f of retail space on Rte. 5 in Wallingford, Conn. next to CVS. The 10,000 s/f retail center will be anchored by Starbucks, Panchero’s and Great Clips. RHYS Commercial of Stamford represented Spring Communications and The Proto Group represented the landlord. The 5-year lease has a value of $245,000.
• Great Clips has leased 1,080 s/f of new retail space at 893 North Colony Rd. in Wallingford next to CVS. The 5-year lease is valued at $130,800. Kerry Wood formerly of the Dartmouth Co. represented Great Clips and The Proto Group represented the landlord.
• Starbucks Corp. has leased 1,945 s/f of new retail space on Rte. 5 in Wallingford next to CVS. The 10-year lease is valued at $900,000. Sullivan Hayes NE represented Starbucks Corp. and The Proto Group represented the landlord.
• Better Burrito’s of South Windsor has leased 2,400 s/f of retail space at the new strip center under construction on Rte. 5 in Wallingford. The new Panchero’s Mexican Grill will co-anchor the strip center along with Starbucks, Great Clips and a new AT&T phone store. The developer is Centerplan from Hartford, Conn. The lease value was in excess of $630,000 and the Proto Group was the sole broker in the transaction.
• Untouchable Wireless Inc. has leased 1,254 s/f at Steelebrook Plaza, 1630 Watertown Ave., Waterbury to open a Metro PCS store. The Proto Group was the sole broker involved in the lease.
