Stratton of The Geenty Group sells 35,000 s/f building for $650,000

Barry Stratton of The Geenty Group, Realtors has sold a 35,000 s/f building on a 3.25 acre lot at 37 Main St. aka 6 Winter Ave. The purchase price was $650,000. The buyer is C & P Holdings, LLC. PCI Medical, Inc. will occupy the space. PCI manufactures specialized vapor control systems used in the healthcare industry to protect healthcare workers from exposure to toxic vapors created during the sterilization of invasive medical instruments. The sellers were Robert and Eleanor Champion. Stratton was the sole agent in the transaction. Robert Larson of Old Saybrook was the attorney for the seller, and Michael Dowley of Middletown was the attorney for the buyer.
The Geenty Group, Realtors brokered the purchase of 1635 Boston Post Rd., Old Saybrook. The buyer, Dunkin' Donuts, was placed there on a remodel to suit by Bill Clark, senior vice president, and had a 10-year lease with an option to purchase. The option has now been exercised in the 8th year of the lease for a purchase price of $650,000. The 2,500 s/f space was formerly a bar and grill which was converted to a Dunkin' Donuts restaurant in 2003. The landlord/seller was Stephen Berman. Clark was the sole agent in the transaction.
Clark also leased an 800 s/f industrial unit in a multi tenant facility at 215 Research Dr., Milford. The tenant is Columbus Management Systems, Inc., a New York-based package delivery service opening a new office in Milford. Frank Walsh is the director of operations. The landlord is D'Amato Investments, LLC. Clark was the sole agent in this transaction.
