O'Brien of CBRE leases 56,835 s/f to Bauer Hockey for new headquarters: RBJ and Monks rep landlord, First Altex Realty Trust
January 6, 2011 - Northern New England
Margaret O'Brien of CB Richard Ellis' Portsmouth, N.H. office represented Bauer Hockey, Inc. in its lease of 56,835 s/f at 100 Domain Dr. for its new global headquarters location.
Bauer's global headquarters will move from its current location in Greenland. The new facility, located at 100 Doman Dr. will double Bauer's current office size. All global support and administrative functions as well as Bauer's executive management team and several of the company's global departments will operate out of the new headquarters location. The office will also house all aspects of U.S. sales and marketing.
Bauer Hockey has leased 56,835 s/f of the 262,000 s/f of space available at the new facility. Situated on 32 acres, the building offers highway visibility and access to I-95. Numerous enhancements will be made to the facility, including a new building façade, landscape upgrades and a new lobby, as well as a self-serve café and fitness center. Replacement of the building's roof as well as its rooftop HVAC units is currently underway.
John Wilson, partner, and James Lipscomb, senior vice president, of Richards Barry Joyce & Partners, together with Mike Monks of Monks & Co. represented the landlord First Altex Realty Trust.
RBJ&P is the exclusive leasing agent for 100 Domain Dr.
"We have enjoyed a collaborative working relationship with Bauer Hockey on the lease negotiation process and look forward to hosting their corporate headquarters," said Edward Carye, principal, Altid Enterprises, LLC, the parent of First Altex Realty Trust and landlord of the facility. "First Altex and Bauer Hockey have worked closely over the past several months to ensure that Bauer has the ability to create its own corporate presence at 100 Domain Dr."
In addition to structural upgrades, the landlord has worked with the towns of Exeter and Stratham, as well as the N.H. Department of Environmental Services, to rebalance the parking areas surrounding the building to improve access, while preserving the surrounding area's natural beauty.
"We have been very pleased with the cooperative nature of our working relationship with Exeter and Stratham," Carye said. "Their input and guidance were critical in developing a final plan for rebalancing the project's parking areas. Our planned upgrades will help position 100 Domain Dr. as one of the top locations in the Seacoast area."
Bauer Hockey will continue to maintain its existing Canadian sales and marketing office in Mississauga, Ontario as well as its industry-leading Research, Design and Development Center in St. Jerome, Quebec. Bauer Hockey also has regional offices in Sweden and Germany.
"This is an exciting time in the history of Bauer Hockey and we're excited to build a new facility that represents the high standards of the Bauer brand," said Kevin Davis, CEO & president, Bauer Hockey. "Our new facility will feature several technology upgrades as well as adequate space to expand as our business continues to grow."
