Marcus & Millichap Real Estate Investment Services has successfully brokered the transaction of a 8,500 s/f Dollar Tree located at 999 North Montello St. The sale price of $1,727,500 represents $203 per s/f and a Cap Rate of 8.36%. The Dollar Tree was built in 2009 and had a 10 year NN lease with (2) five year options. Robert Horvath and Todd Tremblay, both in the firm's Boston office, represented the seller, Keefe Montello Street LLC. The buyer, Phoenix Property Management LLC, was procured by Adam Mancinone and Blake Barbarisi of the New Haven, Conn. office.
