Project of the Month: Polar Design Build completes 112,500 s/f distribution center for Spears Manufacturing
Norton, MA Polar Design Build has completed a 112,500 s/f distribution center for Spears Manufacturing. The multi-million dollar project had a design build team that included Polar Design Build; Richard P. Decoste, architect; CBC Engineering, MEP/FP engineers; Condyne Engineering Group, civil engineer; Flood Consultants, structural engineer; and Condyne Capital Partners.
Spears Manufacturing is a national distributor of plumbing products. The organization specializes in thermoplastic pipe fittings, industrial valves, and piping system components. They have offices and distribution centers located across the United States.
Polar Design Build broke ground in November 2017. Construction was completed in September 2018. Today stands a completed facility that was constructed with insulated tilt-up concrete panels and conventional structured steel. The interior features a 7-inch concrete floor with 32 ft. clear ceiling height. The warehouse boasts 9 overhead doors with dock plates and future punch-out doors. A 14’ x 16’ drive-in overhead door with a ramp was also installed.
The building is equipped with a 60 ft. wide concrete Dolly pad. New underground utilities for the site, new 800-amp, 277/480-volt electrical service, building and site lighting fixtures, a fire alarm system, HVAC equipment, power wiring, and a bi-directional amplifier system were all installed. There are several “Big Ass Fans” to increase air movement to maintain quality air flow. The distribution center has been racked with 80% narrow aisles and T-5 sensor lighting. A state of the art ESFR sprinkler system and diesel fire pump were also included.
Administrative and support offices, a break room, and a conference room have been integrated, as well as a 10,000 s/f concrete outside storage area.
The current project is a relocation of its Northeast operations. The new distribution center is located adjacent from the Norton Commerce Center off Exit 9 on Rte. 495 and near Rte. 24.
