Project of the Month: Garland Building Company completes 4,500 s/f relocation of One Medical to 53 State St., Boston

Boston, MA Garland Building Company, a full-service construction management firm specializing in corporate interiors, has completed the relocation of One Medical from 28 State St. to 53 State St. One Medical is a membership-based primary care practice that aims to provide comprehensive and convenient healthcare services to its members. The company’s model is centered around the belief that healthcare should be patient-focused, accessible, and efficient. With a combination of cutting-edge technology, modern clinics, and a team of top-tier healthcare professionals, One Medical has been redefining the traditional healthcare experience.

One Medical partnered with Garland Building, Case Engineering and CallisonRTKL to renovate their new 4,500 s/f Financial District location. Located outside the MBTA’s State St. T stop, One Medical positioned itself in a convenient street-level location.  In today’s fast-paced world, access to high-quality healthcare that prioritizes convenience and personalized care has become increasingly important.

The interior design of the medical office played a pivotal role in the construction process, aiming to create a welcoming and comfortable environment for patients while maintaining functionality and efficiency for healthcare professionals. The reception and waiting area greet patients with vibrant colors, tall ceilings, and Fortina film-wrapped aluminum louvre slats, creating a contemporary and inviting atmosphere. Additionally, a secondary staired entrance from the 53 State lobby, adorned with new glass panels and a sleek wood oak railing, adds to the clinic’s modern aesthetic.

Beyond the reception area, the clinic features eight spacious consult rooms, one lab station, two single-use ADA restrooms, and back-of-house management office and break room, all designed with comfort and convenience in mind. The clinic’s two-story glass fronts provide ample natural light, contributing to a bright and welcoming ambiance, setting it apart from the traditional doctor’s office.

The completion of this medical office project marks a significant achievement for Garland Building Co. and an important addition to the healthcare landscape of downtown. The collaborative efforts of Garland Building Co., Case Engineering, and CallisonRTKL have resulted in a state-of-the-art healthcare facility that aligns with One Medical’s mission of providing patient-focused, accessible, and efficient healthcare services.

The new One Medical clinic in downtown is poised to redefine the traditional healthcare experience and serve as a beacon of modern healthcare in the heart of the city.

The project team included:

Ask the Electrician: How do I prepare my commercial building for a disaster?

New England’s notorious weather – from fierce winter storms to summer squalls and fall hurricanes – can leave businesses in the dark. While power outages are often blamed on storms, they can also be caused by unforeseen events like accidents or construction mishaps. While it’s impossible to prevent disasters and power outages entirely, proactive preparation can significantly minimize their impact on your commercial building.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.

The industrial markets have never been stronger. What has happened is that the build out of Devens with new high-tech biotech manufacturing with housing to service these buildings serves as the connector required to really make the I-495 West market sizzle. Worcester has been the beneficiary
