Project of the Month: Dacon completes design/build of 65,000 s/f Two Lakeshore Center for Claremont Cos.

Bridgewater, MA Dacon Corp. has completed the design, engineering and construction of Two Lakeshore Center, a four-story, 65,000 s/f office building situated on eight acres at Claremont Companies’ current corporate location at the intersection of Rte. 24 and Rte. 495. In addition to the two office buildings at Lakeshore Center, Claremont Cos. developed an on-site Marriott Residence Inn. Claremont Cos. is a 50-year-old, privately-owned real estate investment, development and asset management firm owning over 60 properties spanning hotels, apartments, office buildings, residential and vacant land assets.

Two Lakeshore Center complements both the aesthetic design and structural advantages of Claremont’s existing 77,000 s/f, three-story office building previously built by Dacon. Centered on a progressive culture that believes nature is intrinsic to employee productivity, Claremont sought an aesthetic integrating modern design with the classic vistas of Lake Nippenicket, a 354-acre freshwater pond. Interior and exterior transparency is the central tenet to both the building’s architecture and site placement. To maximize panoramic views within the wooded 160-acre corporate park, each floor is constructed with ribbon windows offering a 360-degree perspective. Accent features using stone, natural wood, neutral tones and soft lighting is used throughout the building. The entire 4th floor, which serves as Claremont’s new headquarters, consists of 30 offices circumventing communal areas and a glass encased conference room. For comfort, each employee has an exterior vista of either woodlands or Lake Nippenicket, with a central kitchen offering a full-service range, stand up bar and seating for 21.

“Claremont had a distinctive vision for this property that focused on integration of nature within a corporate setting. The materials selected are a natural extension of the rugged landscape, with the interior and exterior design harmonizing with nature. Additionally, this building offers convenience to the tenants, both in terms of its location to main routes and amenities. This is a great location for professionals looking to have city access but not a daily commute,” said Jen Luoni, operations director for Dacon. Situated five minutes from Rte. 24, Two Lakeshore Center offers easy access to shopping areas and on-site amenities including a gym and locker room. Located halfway between Boston and Providence, 32% of the town consists of commercial and industrial properties.

The building was completed this summer, with remaining floors open to leasing headed by Kevin Brawley from Colliers.

Dacon Corp. is a fully integrated design build firm providing comprehensive facility development services to address clients’ unique project requirements. With a process centered on transparency and collaboration, Dacon’s multidisciplinary team is comprised of professionals specializing in architectural design, engineering, construction management and general contracting. Dacon provides outstanding building solutions while eliminating the inherent risks of traditional construction processes.

Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.
