OMEGA Engineering signs 26,995 s/f lease at 800 Connecticut Ave.

Norwalk, CT OMEGA Engineering, a global instrumentation company headquartered in Connecticut, has inked a 26,995 s/f office lease at 800 Connecticut Ave., a 412,000 s/f trophy property owned by CBRE Strategic Partners U.S. Value 7, a fund sponsored by CBRE Global Investors. With its new multi-year agreement, OMEGA Engineering will be relocating its corporate headquarters currently situated at One Omega Dr. in Stamford, Conn.

The CBRE Group team of David Block, Steven Greenbush and Joseph Weaver represented the building ownership in the lease negotiations. Steve Baker of Cushman & Wakefield acted on behalf of OMEGA Engineering.

“800 Connecticut Avenue is one of the very few office buildings in the market that caters to TAMI tenants and millennial employees, offering co-working and collaborative spaces as well as full WiFi connectivity,” said Block. “OMEGA Engineering’s commitment to relocate its corporate operations from Stamford, speaks directly to the allure of the property and the entire Norwalk submarket to global companies.”

The fund in the Strategic Partners U.S. series acquired 800 Connecticut Ave. last fall and plans a significant capital improvements campaign adding its signature 5-Star Worldwide service and amenity program, including all new conference/collaboration center accommodating over 100 people in a classroom setting, upgraded on-site café, outdoor green spaces, new atrium lobby and lounge seating and enhanced on-site tenant amenities. Additionally, a new glass canopy will be installed at the entrance to the building, dramatically enhancing the visitor experience.  

Block said, “In addition to the property’s central location, in one of the most active submarkets in Connecticut, the capital improvements and ownership’s hands-on management will further position this trophy asset as one the market’s true gems.”

Widely considered one of the market’s most high-profile office properties, 800 Connecticut Ave. boasts an impressive four-story atrium lobby, full-service, 120-seat cafeteria, state-of-the-art fitness center, conference facilities, a putting green, WiFi connectivity and shuttle service to nearby train stations. In addition to OMEGAEngineering, other high-profile tenants at the Class-A, five-story property include Priceline and Octagon.
