Nordblom Company leases 44,241 s/f to Exa - Thompson and Spring of JLL represent tenant

Burlington, MA According to Nordblom Company, Exa Corporation, a US-based simulation software company, has signed a 7-year lease renewal for 44,241 s/f of their class A office space at 55 Network Dr. This building is a central part of the 1 million s/f office park known as Network Drive. JLL managing director Tamie Thompson and senior vice president Tyler Spring represented Exa, while park owner Nordblom Co. was represented by their senior vice president Adele Olivier and assistant vice president Patrick O’Neill. This lease brings the office park to 98% leased.

The second floor space serves as Exa’s world headquarters. It is being renovated to provide the company with a flexible, open and collaborative business environment to best serve their expanding customer base with industry leading technology going forward.

“As Exa’s global headquarters, it is imperative that our company have a modern, high-tech campus like Network Dr. for our employees and customers,” said Exa chief financial officer Rick Gilbody. “This lease extension allows us to meet our growth requirement for a number of years and continue to enjoy this great campus.”

Network Dr. is a one million s/f office campus situated on 158 acres. It is one of the largest and most advanced office parks along the Rte. 128/I-95 corridor, and is located directly on Rte. 3 at the I-95 intersection. Network Dr. consists of an exceptional multi-tenanted office campus comprising seven buildings in a dramatic landscaped 155-acre setting.

Exa will continue its occupancy with other companies that have established headquarters locations at Network Dr. including: Citrix Systems, Veracode, Dyax Corp., Avid, eBay Enterprise, NetBrain and FIS, as well as a large regional office for Oracle Corp. The campus has three entrances from Network Dr., and a growing list of on-site amenities featuring: the Winter Garden with its organic-based cafeteria, indoor seating and new outdoor patios; catering food service; staffed fitness center with state-of-the-art equipment and locker rooms; wireless meeting spaces; ATM; putting green; TV lounge and gaming area; Zagster bicycle sharing program; and electric vehicle charging stations. Furthermore the Park is served by express MBTA buses from Alewife and Lowell.

Thompson said, “The recent addition of amenities to the Winter Garden, renovations to their space, large floor plates, and Network Drive’s institutional ownership committed to Exa’s needs were key factors in their decision.”

The space for Exa is designed by architects SGA (Spagnolo Gisness & Associates, Inc. Network Dr. is managed by Nordblom Co.
