Margulies Perruzzi selected to revitalize two Davis Cos.’ buildings

Boston, MA Margulies Perruzzi Architects (MPA) has been selected to revitalize and reposition two office building properties for The Davis Companies, an integrated real estate investment, development and management firm. The Davis Cos. engaged MPA to upgrade the main entrance, lobby, and common areas for One Cabot Rd. in Medford, and One Burlington Business Center in Burlington.

“With the acquisition of One Cabot Rd. and One Burlington Business Center, we plan to transform these buildings into highly attractive alternatives for tenants looking to offer their employees the utmost convenience in an amenity-rich environment,” said Duncan Gilkey, senior vice president of The Davis Cos.

One Cabot Rd. is a five-story, 400,000 s/f office building located adjacent to the Wellington Circle MBTA Station. MPA is designing a dramatic revitalization of the property in order to reposition it as a high-quality, amenity rich and value alternative to properties in the Boston and Cambridge markets. Constructed in 1989, One Cabot features a full-service cafeteria, fitness facility, abundant power and emergency systems, and a generous parking ratio including 170 executive spaces inside the building.

 MPA’s design includes renovations to the entrance, lobby, and common spaces. To enhance the modern and urban feel of the building, the redesigned exterior main entrance will include a new glass curtainwall, canopy and paving. Inside, MPA is transforming the lobby with bold backlit glass draped behind a wood and metal trim reception desk, creating a high-end hospitality reception desk for the building’s 24/7 manned concierge/security services. Additional lounge and café style seating within the lobby will create exciting spaces for working and socializing while enjoying an espresso or watching TV on the large flat screen monitor. 

 One Cabot is currently 90% leased. The property is located adjacent to the Wellington Greenway, a two-mile path along the Mystic River providing access for running, biking, and walking. One Cabot is also less than a five-minute walk from the MBTA Wellington T station and close to the dynamic and growing retail and restaurant amenities of both Assembly Row and Station Landing, making it one of the more desirable large floorplate office buildings within a ten minute drive into downtown Boston or Kendall Sq.

MPA was selected to update and transform the four-story, 176,000 s/f office building’s exterior, east and west lobbies and common areas, as well as improve the building’s signage and identity from nearby Rte. 128.

MPA is designing new paving, landscaping and lighting around the building’s east and west entrances to emphasize those entry points. New exterior signage, visible on approach to the building and from the highway, will provide greater building identity. Updated interior finishes and seating will make the lobbies and elevator landings feel more current and inviting. A new conference center will be moved to a location adjacent to the main lobby, allowing tenants and visitors better access, flexibility and use of the new outdoor patio and seating space.

The building is adjacent to the Lahey Hospital and Medical Center, close to both Wayside Commons and the Burlington Mall, and offers immediate access to and direct visibility from Rte. 128. With limited vacancies, Lahey Hospital and Medical Center is a major tenant, and there are seven additional tenants, including Silverlink Communications, and The Center office sharing program. MPA will design future interior fit-ups for One Burlington Business Center.
