Marshfield, MA Main Street Architects, Inc. and Pilote Design Concepts recently completed an 18,000 s/f, $2 million renovation to the Marshfield Country Club. The existing two story building had not been remodeled in 20 years and was in need of an update. The project scope included the entire facility both interior and exterior. The front entrance was re-designed from an existing mid-century look to a more inviting design with the addition of mahogany entrance doors, blue stone steps and plank siding. A wall between the existing bar and dining room was removed and a new 27 seat granite bar with leather stools and a new open concept dining room was created. The new design incorporated a 10 seat semi-private dining room for special occasions and meetings as well as a fireplace trophy room offering members a great informal gathering spot complete with sofas and soft leather lounge chairs. What was once a tired and out dated function room now has custom patterned carpet, striped draperies and dark bronze wall sconces. It accommodates 106 seats for club functions and meetings and has an adjoining outdoor patio area complete with a fire pit and lounge chairs. Perhaps the most anticipated part of the renovation is the addition of a new deck which will accommodate 60 seats and is partially enclosed with a new roof. The deck overlooks the first tee and 18th green so members can watch the golfers while relaxing and dining outdoors. The men’s and women’s lounges were relocated to maximize exterior views and all restroom and shower facilities received new layouts, fixtures and finishes.

Club manager, Dan Hall, and a select group of club members led by Dan Snow (building committee chairman) worked with the design team to develop the new layout and interior design. The collaborative result is a facility that is refreshing to its current members and inviting to new members.

South Shore Engineering Team was the engineering group for the project. They designed the building to have all new LED lighting, water conservation plumbing fixtures, and high efficiency heating and air conditioning systems.

Seaver Construction, Inc. was the general contractor hired for the project. Seaver and their team of sub-contractors brought the design to life. Construction began in December when the club closed down for the season and was completed the beginning of May.

A.P. Dailey was the custom millwork manufacturer for this entire project. They worked together with Pilote Design Concepts to help achieve the new interior with a warm and inviting wood bar, wainscot, and trim details.

CounterEdge was the bar top, vanity, fireplace surround and table top supplier for this renovation. They worked seamlessly with Seaver and sub-contractors to accomplish the desired looks set forth by the club’s committee and Pilote Design Concepts.

Alternative Sales Corp. was the kitchen/bar equipment designer and supplier. Working together with Main Street Architects and club management, they provided new bar, service bar, and kitchen equipment for the new facility.

Main Street Architects, Inc. is a full service architectural design firm with 34 years of experience designing facilities throughout New England. Investing in a falling rate environment - by Harrison Klein

Long-term interest rates have fallen by 100 basis points, and the market is normalizing. In December of 2022 I wrote an article about investing in a high interest rate, high inflation market. Since then, inflation has cooled off, and the Fed has begun lowering their funds rate.

The industrial markets have never been stronger. What has happened is that the build out of Devens with new high-tech biotech manufacturing with housing to service these buildings serves as the connector required to really make the I-495 West market sizzle. Worcester has been the beneficiary
